How to bid on apartments

This is an apartment complex I am bidding on. Only problem is Im not sure exactly how to price it. I took all of the measurements, but do you guys who do these alot only take the footprint of the building or the square footage?

12 building different sizes and pitches
10 5 car garages
Tile roof Club house

Hey Scott.....not sure why you haven't gotten feedback, but maybe you need to define the actual scope of work, is it roofs, sides, sidewalks, etc? Although the easiest way to price any big job is to breakdown the math. Pick a similiar area, figure out how long it will take you to do it, what you would charge, multiply it across all the areas, add a little something for the unknowns and big expenditures (e.g. lifts), and you should have a safe ballpark as to what to charge. If you're just starting out, that's the best way, keep breaking it down and multiplying across. Keep in mind, in my exprerience, apartment complexes are notoriously cheap, so price what you can live with. Good luck!
 
OOps!! I thought I gave enough info. We are bidding on the roofs. I do houses everyday, and I have bid on some hotels and condos, but nothing on this scale.

of the 12 buildings, theres 5 different sizes, 2 are 2 story, and the rest 3 story.
 
Some of the unknown to consider are access, tenants and their cars. At least 1-2 groundsmen will be needed as lookout while cleaning roofs. LOTS of caution tape and cones.

another thing I would suggest is a small handline. One with a small becky and hook. Wouldn't you hate to climb down that ladder from the 3rd story just because you dropped the hose, handtool etc......

I realize that you have to find the right price, but what is the best formula to come up with the price?
Price per unit? Lin. ft? sq. ft.? This year we are going to push this market hard and trying to put together a formula that we can plug in numbers so we can estimate on a timely basis.
If any else wants to chime is on this, I think it would help us all out a lot!

I break it all down by man hours and have a certain percentage of contingency all driven by larger factors broken down.

With time, it just becomes second nature. It's always good to be conservative.
