Hey everyone interested in multi unt complex cleaning. Its time to get after some of these managers. The budgets are done and its time to get your name in front of them. Well its always time to get your name in front of them . I like just after the budget is OK'd which is right around now. I will be doing some unsolicited bids and have been making calls. I have got some winter jobs and OK's for work in the spring

To you all in areas where theres a lot of condo/townhome complexes you to can be the Condo King, just got to work it

Got a list ready that's been in the works for a few weeks. Thinking about getting some coffee mugs made and a few other things first.

Just be persistant Ash. Like I said just keep getting your name in front of them, find managers names and keep rolling, sometimes its a quick hit sometimes it takes several times. How else you going to get this work but to go after it and don't stop

Jeff, I would love to get into this but I've never even seen anyone pressure washing buildings at all out here. Is there even a market for it? The buildings are all stucco. Many of them have lines of crap running down them.

Also, I've been on a few boards and while we did set aside money for painting trimwork and things like that I don't recall anyone ever even bringing up washing.

I've got a great setup for this since my lift is so easy to drive around. I wouldn't know where to start.

I've got a phone girl who is scheduled to talk to a list of Condo PM's next week about selling air filters to them. (most condos here have an unusual size filter that can't be bought at Lowe or Walmart and we market our permanent filters to them.)

Should I have her feel them out about washing?

Thats the thing about your area, I really wonder if they do much washing. Here in the south we have that beautiful mold & mildew. I would definitly see if they do any washing have her check it out. Theres some good products out there to clean stucco, get rid of those black streaks too. Maybe you could sell them on extending the life of there paint jobs etc. A lot cheaper to wash a building than painting it. I know around here you can get at least a couple more years out of a paint job if you clean it on a regular basis every year or two out there is how I would sell them

You guys dont have mold & mildew out there do you. Run off dirt dust still should be cleaned.

What about sidewalks for these complexes, they got to get dirty, its usually not an every year thing but it can be a good easy money maker
 
Jeff, would you care to share your marketing tools / letters etc that you send to these pm's and hoa's. I am thinking what enticing "material" to send around and don't even know where to begin. Thanks for any assistance you could offer, Mike.

Not a problem. Go over to the UAMCC Board in the condo section. I have given some ideas and I will be posting some letters and other stuff I gave out at the MB RT. Some pretty simple stuff and might give you some ideas. Probably come up with stuff better than what I do

Hey there can be Condo Kings all over the country. I don't mind sharing the title LOL

Would that be a zero tip studded crown with a shower curtain for a robe? ,,,LOL
