I've lost out on a few jobs because I didn't have it. Problem was though, they still only wanted to pay as if you didn't have it or even less. After costs the #'s would not have worked out very well in my favor anyway. I don't mind bustin my hump to make a living but I'll be damned if I'm gonna work to pay for a piece of paper and not have anything to show for it.
 
got it... had exemption, but soon found out that a lot of my target market required it. When it comes to the whole 'licensed & insured' title, I have piece of mind knowing that my company is comprehensively insured.

A couple of jobs I have got, the PM's haven't made a song and dance about it being 'something extra', it was just an expectation....

along the lines of... '...yeah, we like your price - send us a copy of General Liability, Commercial Auto and Workers Comp' - so it has come in useful for me.
 
how much extra does it usually cost on your policy...is it a big increase?

Larry Dude you thinking small brother. Those few jobs could of lead to more work from them and then maybe more work from people in their office or others they knew. You could target more businesses and on and on. Whats it cost for W/C around $900 a year. Thats nothing when it can lead to thousands and thousands. Just my $.02 brother

Your right Jeff. I need to look into it a bit more. I do know a few painters etc...that have it though and pay so much for the year plus aprox $15.00-$25.00 on every $100.00 that they bring in. Folks down here are just not willing to pay the difference I would need to cover my cost. (talking about residential) Right now 85% of the time I am a 1 man show as are most down here. Pretty sure thats why it is just about impossible to find a Power washing and or Roof Cleaning company that carries WC in this area.
 
I just had to bump mine up to 1,000,000 w/c from 500,000 and auto liability to 2,000,000 from 1,000,000 for a large job. $18,500 job. The manager said she could not find anyone with the coverages and they operate a lot of large buildings in Atlanta. Well worth it for me to bump it up!!!

I just don't see how people can get commercial work without it. Everyone seems to ask, many times right before issuing a check!!! I had a general contractor that never mentioned a word, then when I wanted to pick up the check said I need to see general/ w/c / and auto liability or we will have to hold 30%. I honestly think he thought he was going to be able to hold back the 30%.

Now who out there that is running without employees has themselves covered? I'm an owner/operator and use an exclusion. I work for large developers and a few commercial entities at this point, and it has never held me back. They have to follow the law, after all. Our law allows owners to exclude themselves.
 
I never needed it until the last two Big Jobs I got and they wanted it so I now have it and I think it is a good idea for owner operators too. Mine is around $789 a year I think and is nothing if you get hurt out on the job.
 
I have it. Its a must for commercial work even if you don't have full time employees.

That's the part I don't get. The law says you must cover employees and it is up to you if you want to cover yourself. Whenever I'm asked for my insurances I just submit my $1M liability policy and a copy of the exclusion certificate and all is well. I haven't run into a commercial account yet saying that was insufficient (though I certainly haven't built up much of a list yet on the commercial front). You guys are now saying it may be.:confused:

Was there much of a difference in those jobs vs. others you had up to that point? My workers comp quote was much higher than that due to being on construction job-sites during the construction process.
 
Yes they are Nice Accounts from two different companies and we do Sweeping too so we are working around cars that drive CRAZY most of the time and I was looking into it before I got these accounts just so if one of us gets hit by a car we would not have big bills coming in.
