Good PM email

This is why I say I love my Property Managers. but notice the good PM's know the value of maintaining properties and watching out for their HOA's. there's a lot of good PM's out there. They/most all want to set their companies apart from the next, just like we do. So they sell there services and our services on the value of that service.

This was one of a few thank you emails, also got a couple calls and a couple thank you cards. Love my PM's

appreciate doing business with you as well.

We're hoping that 2009 will be a good year for our associations, even
with the market as it is. Our focus with the Boards is that the good
associations will continue to invest in maintaining their property, so
that when the market turns around, they will stand out in the new
environment ... Your power washing program is just one way that
associations / Boards can accomplish this goal.

Thanks again for all you do for XXXXXX XXXX associations and thanks again for the gift cards.

Jeff, having suffered the misfortune of being president of an HOA board in the past I have a pretty good understanding of how they work. Here are a few questions if you don't mind. These questions are in reference to condo's only.

1) Are most of your clients on a regular service route?
2) How often do you come across PM's that want a one-time service?
3) When approaching a new complex do you make presentations to the board?
4) What is the cost of your service in comparison to the cost of repainting?

We had about 150 units where I used to live and there's no way we would have allowed our PM to schedule something like that unless we approved it specifically. That's why I asked you a question about making presentations to the board. Our PM was constantly bringing stuff up that she thought needed to be done, but we think there may have been kickbacks involved so we had the contrators come to a board meeting in person. You'd be surprised how many times we took the higher priced guy who seemed more professional.

Being on a HOA BOD can be real thankless. I would never want it. People can be crazy

#1 - A majority of my work is repeat work. On a 6, 12, 18month schedule or when ever they want it done. Often the PM's will just ask me to resubmit a bid each year , quite a bit is down over phone & email. This is once you have proven yourself. even PM's that never used us before have uauslly heard of us, because I have been sending stuff to them for months or years and we get quite a bit of referall from PM to PM

#2- Sometimes. Often some HOA's will go with bids each year and take the lowest bidder or sometimes, the PM company changes and you wont get a call that year from the HOA or new PM. The new PM may have their favorate PW'er or just look for 3 bids out of the phonebook/internet

#3- Tell you the truth I have offered and have done maybe 2 presentation out of several hundreds of jobs. It is so common around here to wash, they just say go ahead and do it. I recommend that HOA's do this and ask for references many never do and at times they get burnt by hacks. Thats why I actually think I get a lot of work. The PM's know our work and highly recommend us or in some cases they say to the HOA that they only use us and if they use someone else its up to them

#4- there is no comparsion. Its a 10th of a paint job. I sell on the fact that we can extend the life of paint jobs, roofs etc

I have never been aked for a kick back . I dont know if its a law or whatbut PM companies have different plans, some just do the finacials, some do that and maintenance etc etc. I know most of my PM companies dont even add on a service fee, its all part of their contracts to offer the assistance in locating contractors
