Evaporator Video Bid

Here is a video bid I sent to a property manager. I havent' gotten and answer from them yet. I assume it is because of the non-paying tenants.

I accompanied this video with an email bid. Just for the Evaps that are in dire need of cleaning now this would be about a $3500 bid. Condensers are an additional $1,600 annually. I already provide filter service at $690/quarter

Tony, excellent work as usual.

It may make an even greater impact if you could translate the dollar value of the 13 degree difference for Honda shop. $3500 dollar savings sounds good.

The PM's eyes may open wider with a higher dollar savings (the gears in his brain may start to turn and say "with this kind of saving I may get a bonus in 2009") .

I don't know the calculations involved but the Honda saving may jump significantly on an annual basis. If you could have it figured out and let use know.

With all the available info on the internet, you would think that maybe you could look up what they paid on their electric bills from last year and figure out a savings estimate, even at just 15% to 20% but.....then again they might think that is a little bit creepy that you can access their info.

Maybe there is a way and maybe you can say "close" numbers to what they paid and give them some numbers and have them ask their accounting dept. what they paid and run the numbers. Maybe that would work too???

Unfortunately most PM's don't care about energy savings. I've had limited success convincing them that every dime the tenant saves in energy is another dime they can pay towards rent, but most of the time that doesn't budge them.

I have convinced them based on the fact studies have shown a dirty condenser cuts the life of the compenents by half. They don't like paying for repairs.

This particular PM has a building "mechanical breakdown" addition to their insurance policy. It will pay for all breakdowns including air conditioning and heating components. But, the units have to be clean. If the filters are dirty they can deny the claim. If the compressor goes out because the condenser is dirty they can deny the claim. This PM knows this and has just been pushing their luck. I understand this because almost half their properties are vacant right now with the economy the way it is and their income is way down.
 
I taught the property owner pays the entire electric and figures it in the space rental.

I here yuh with respect to maintenance, most just don't think about it or don't care. I have been told I over maintain, I guess its from my industrial plant experience, one unscheduled plant shutdown could run into the millions USD
 
I hear what you are saying Nigel, at the refinery where I used to work, if just a part of the unit went down, it was like $4000.00 per minute lost because stuff had to go to flare and get burned instead of getting released into the atmosphere and no storage capacity for the initial stages.

I guess you would have to talk to the tennants about this maintenance but.....if they don't want to do this then it falls in the lap of the PM since it is their equipment and will come out of their pocket to repair/replace?

I know times are not the best but it really is in their best interest to keep the equipment running and maintained or it will cost them a lot more later.

Kind of like that saying, pay me now or pay me a lot more later.

In most cases, each tenant is responsible for their own electric bill. It's rare to see the PM paying for the electricity.

Also, in about half the cases the tenant is also fully responsible for the unit's maintenance and repair during the term of their lease.

Things might be changing though. In the past four years I've seen three PM's change and take over all responsibility for the units. They're telling me that the tenants neglect them, then eventually move out leaving units in need of repair and collecting on the repair bill is almost impossible.

On the other hand, almost all grocery stores and larger anchor type stores virtually ALWAYS take care of their own units.
 
Ron, funny you should pick this one. I was already doing these guy's filters and after this video I got the coils too.

We've had the coils and filters together for 3 1/2 years @ $7k/yr.

Right now they are behind six months and have been trying to blame us for things we didn't do like roof damage that was undoubtedly caused by wind AND in an area we have never been within 30 ft of.

So I'm cutting them loose.

These are the tactics people will use when they get behind and can't pay their bills.

These are the ones I talked to you about on the phone the other day Ron. Funny you should bring up this video without knowing who I was talking about.

Just in case anybody's watching, this is NOT the way we clean coils. This is deliberate misinformation for guys who want to watch our videos and copy. These methods will eventually end up in disaster. So don't try it.

Also, why don't you feature yourself in speaking role in these?

Remember, people buy from YOU. I saw your demo in person, should be easy. Pound your name and company name down their throat the entire time, address the prospect by name in the demo, maybe have fun with it, maybe make it look less like powerpoint and more like a personalized video message. However, you don't want to get too cute if you have a no-nonsense prospect, like a Thinker or a Doer. Extra credit for whomever lists the other 2 personality types.

I got the account, so I guess the video was effective.

I'm not a good speaker, you've heard me, you know that! lol.

This type of work is a lot different from residential. I've got presentations that last only a few seconds. Sometimes that's all you get.

This one has gotten work for Chris. It goes by fast. I use a Tablet Computer and just watch them out of the corner of my eye. If I see a reaction I touch the screen to pause the video and talk about it.
