I want some pre-posted question you guys might ask Mark. Mark has been a customer of mine for 7 years; Mark currently owns and operates his own company after working at a large Arizona company. He is primarily retail and currently is building his own business. Ask Mark a question here and it will be answered at the Las Vegas meeting.

1. What time of the year is the most effective to get a PM's attention?

2. What type of marketing do PM's pay the most attention to?
IE, Faxes, Cold call via phone, Cold call via office visit, unsolicted proposals etc.

3. Do the above answers vary from different types of PM's? Retail vs condos etc?

This is the same Mark from last years PHX RT right?

Great guy, open & honest. He told it like it is

Here are some in case I forget to ask when there:

1. What does the PM look for in a company like years in business, size of business, professionalism, etc?

2. What method do they like to start the relationship with first like a person to person meeting? Intro letter? Flyers? etc....

3. What is the most important factor when looking over bids for jobs like price, the company's past performance, their reputation in case they have not worked together before, etc....???

4. I am sure that the PM's are very busy and have a lot of things to do all the time but is there a good way to get a little bit of their time without the risk of upsetting them when being persistent?

5. There are many levels of quality out there and many things that could be done on a job, what is the best or proper way to ask the PM what they are looking for without sounding like a newbie?

Some more questions for the PM:

1. What time of year is the best to approach or remind the PM of properties that were not in this year's budget to try to get it into the next year's budget?

2. Is there a good way to ask what their budget is for a certain project so that you are competitive like for parking lot striping, monthly or quarterly sidewalk cleaning, building washing, etc...?

3. What is a good way to sell a PM when the only thing that they seem to be concerned with is price but have complained about poor quality work from other contractors in the past?

I would like to tell them that you usually don't get the lowest price and high quality but I do not want to say the wrong thing or come across the wrong way.

4. If there is an area of cleaning that is not in the budget, typically how many years would it take to get it into the budget for maintenance like if they never was the building and it really needs it but they have not thought about it? What is the best way to talk to them about this?

First Impressions? weather it be a Cold Call, Phone Call, Brochure Business Card , I guess what I'm asking is what impact does this have on you Decision to do Business with that Sales Person or Company if any.

I have been told that the First Impression is Very Important, so some in site on what you think is the best way to present or represent your company and what role it plays in getting work from a PM.
 
Some more questions.

I know the PM's are busy most if not all the time so without taking up too much of their time, what is the best way to meet them or introduce yourself to them?

Initial face to face meeting?

Intro letter first then go and meet them when they have time, make appt?

Intro letter and then info pack a week later then appt. to meet with them?
