First one bid

Chris is bidding this one. 47k ft per floor, first two floors are a little dirty, top floor doesn't even have tire marks. The third floor just has the section near the elevator dirty. What does Chris need to look out for in bidding this?

Good question Tony, do you have a feel for the clients budget or wallet?

The reason I asked is because other contractors may sell them on all the floors being pressure washed, if the top decks are not dirty, the client may appreciate an offer to rinse off the clean deck portion, thus lowering the maintenance cost. But then again you dont want to leave money on the table.
 
When you bid this job, make sure of whats included. There is alot of extra work that can be included, stairwells, under canopy, walls, pipes, recovery?

I would also hire a sweeper truck to blow and sweep the garage before you start, this will cut down on debri you will have to push all the way down to the bottom floor.
 
One machine wont cut it.

He thought he could finish the two floors in three days with one guy cleaning and another rinsing. No?

Appears to be a typical core slab structure, and buy the looks of the one picture you posted, I'd suggest if it's impossible to empty the entire garage while cleaning, you clear at least the floor below the one you are cleaning. The liability risk of damaging someones BMW with leakage could put a good dent in the profit margin.

I just bid a 980,000 sq ft garage in downtown PHX. Reclamation mandatory. Hasn't been cleaned in almost 20 years. Bid it at $0.085 sq ft. 1 floor a night, 2 floor minimum completely cleared of vehicles was part of the contract. Long story short, some hack bid the total job at $9000.00. Our fuel and chemicals costs were over $5000. They'll get what they pay for, that's for sure. Gives new meaning to getting "hosed".

I would leave out the floor thats not dirty. You could finish it, but it could turn into 'deadliest catch' type shifts - 24 hours at a time, naps between. Where's the runoff going? Can you rinse with a firehose? Rent more equipment?

We don't need to worry about runoff, fortunately there is a storm drain right at the bottom..:jester:

I would definitely Sweep it or at least blow the dirt and stuff to one corner and shovel it up before water even HITS THE FLOOR, This will save him tons of Rinsing time and if he is doing by himself I know it will save him a ton of time.

I see that stupidity is running rampant across the country, and not just here in the Lowball State.

The P/M should be fired for contracting this work to a fool who will not be able to complete the job correctly.
