Parking Garage cleaning

A couple of pics of a project we have been working on. Its a little over 300,000 Sq ft with lots of gum. Its the first time I have had to do full reclaim so it was slow going. We started saturday and about three hours into the day one of my burner coils burst, then we blew three hundred ft of hose.sunday started out good until another burner coil blew and the starter on my reclaim blower went out. Not a good weekend.

That would be really frustrating. Maybe your water temperature was too high? It seems really odd that you would lose that many hoses and two coils. Otherwise it looks like a good gig.

Parking Garage cleaning in Orlando Florida is crazy I bet.

I clean a few Parking garages, pressure washing them is the way to go.

How Much pressure does your equipment have? 3500 PSI six gallons hot water?

I use 3500 psi Hot Water Blaster to pressure washing Sidewalks. Florida you deal with much more dirt than we do, mold and dirt is a killer in Orlando.

Was this a disney property? I don't have many property management companies that actually take care of these types of parking garages.
 
Greg, how did the new vacuum work? How did the coils go? dramatic? Good looking gig
 
I blew a coil one time on a alkota machine .. Not to fun when you have caustic everywhere that has to be rinsed off... I have had pretty good luck as far as hose goes , I have been getting R2 hose from the Florida Hose Guys ... SO how long did or is it going to take you to clean the whole garage and how often do you do one of those ?? By the way the photos look great..
 
Sweet gig on the Garage Cleaning in Orlando Greg. Sorry to hear that you ran into equipment problems though. Great Pictures. That's a lot of Concrete that you ad to Clean. :thumbup2:
 
Tom the vacuum worked great after I put a new starter on it. I figured it would handle about 14 gpm but we ran more than twice that and it kept up. We started with a 9gpm hydrotek, 8gpm,7gpm hotwater,5gpm alkota and a 7gpm cold for rinseing. as far as the coil one just burst the other blew the top off the machine. The blown hoses should have given me a clue but I was so busy trying to keep up with 5 machines and the vac system I didn't have time to pay attention. The first burner that blew I pulled the burner assembly off and put it on another coil and threw it on the truck without checking it and then that one blew. turns out the fuel solenoid was stuck open and wouldn't shut off and the blow off valve didn't work.

Oh, that sucks. We have cleaned garages in Arizona, I have not had that problem. A coil blowing can be pretty spectacular. Two would be enough to make me want to hang my head and cry.
 




Property Managers , HOA's and Businesses Have Special Needs

If you are a property manager, handle the property maintenance for a Homeowner's Association or are in charge of exterior maintenance for a business, you have a responsibility to your customers to provide a clean, safe environment. Not every pressure washing service is equipped to handle the cleaning needs of a commercial customer. Issues such as water reclaim that is mandated by the EPA's (Environmental Protection Agency's) Clean Water Act come into play.

Quite an operation! Are you running booms or vacuuming out of the surface cleaners?
 
Glad to see its in operation, hope I'm vacuuming soon. And Greg, if I ever did one helpful thing here it was noticing the sideways mount on your blower.
 
Where did you tap into the water from?? were you able to use the fire Hydrants since you were dealing with so many GPM at a time. Always cary plenty of disc burst valves because a coil blowing like that could kill someone. I've blown many of Burst Valves and there scary enough when your standing right next to it and they pop and all of the steam comes out of it. Not a pleasant experience.

As far as Vacuuming up the water was the a necessaty?? What I am finding out is that we have to keep the water on premises and if there is a storm drain we have to keep it closed off where the water is redirected. ALot of these garages have built in filters in there drains and if thats the case we can use them.
 
A lot of the parking garage cleanings that we clean in Arizona have the interceptors. That does not necessarily mean they want us to use them. I have generated up to 120 gallons of solids in a 150,000 foot garage.
 
We also have to clean out these drainse when they do get clogged up and also throw out alot of the solids that will not go down there such as sludge. Thats where the shovel comes in handy.

Still so far a parking garage has been my best paydays per day average.

Congratulations on building your own rig, that takes a lot of thinking, patience and some good mechanical skills. Great job!
