Good luck getting 10-12 cents for apartments in Fl. From my experience apartment managers are the biggest price shoppers in the world and really don't care about quality. I stopped bidding apartments seven years ago after a manager told me the winning bid was 5 cents a S.F. for three story buildings, no gutters and lots of vegetation.

Usually, a big General Contractor KNOWS who he is going to use anyway.
It is my experience they simply call around, shopping for lower bids, to use as leverage to get THEIR trusted guys to work cheap! :welcome:

Very true. There is enough work in Valrico, Brandon, Riverview for 20 roof cleaning companies, but for some reason people dont see the value. I did a job the other day, the roof hadnt been cleaned in 7 yrs, a roofer told her she needed a new roof and the algae would not come clean, for $300 it now looks like she has a brand new roof and shell never use that roofer again! Unfortunately a lot of times we never get the call before the roofers scare the homeowners into a new roof!<?xml:namespace prefix = o ns = "urn:schemas-microsoft-com:eek:ffice:eek:ffice" /><o:p></o:p>

It went out at less than $15. I refuse to cheapen my work by lowballing just to get work and Im not starving.

I have seen prices going up though, I had several bids recently that were close on price. one 1000sf pavers the price diff was $5.00 both ways. and another commercial with 5000sf, $750 lower and 1 $750 higher. So there is hope that some of the cheap assed contractors are falling away.

The inexperienced people in this business sometimes really hurt themselves, and everyone else.
THIS is "The Season", where we must make our money to survive the summer.
In the summer, when it can be very slow, prices drop.
But some are still STUCK on summer pricing :scratchhead:
 
Thank God I am not depending on this buisness to support myself, this buisness was a minimum of $25,000 a month and better about 2.5 yrs ago. Now were lucky to see a 1/3 of that come in, I dont see this getting any better.

I just had to go up and throw my renters out of my rental this morning for failure to pay rent. I feel bad but I cant let their problems become mine anymore. Last year when my rentals boyfriend moved out I let her stay for $300.00 a month less because she has a little girl and nowhere to go.

This Government is the cause of all our problems in this country, and I dont see them doing anything thats going to help this economy. The last thing these people are worried about down here is cleaning their home. I have one foot out the door and ready to go back home to NY were I know I can make this buisness work like it should. If John can make it happen up there and he dont know S**T about P/W I'm sure I will do well...LOL

There are people doing this up there as well, but nowhere near as many as here. Some of us here on this board are doing well and most of them are in markets that are not as saturated with P/W companies. This board is an asset for newbies and a killer for veterans who busted their asses to get P/W on the map down here.

If people getting into this buisness would keep a standard on their pricing we wouldn't have this problem, but their are always going to be newbies that think if they come here and get some quick knowlege then go out and undercut the very hand that feed's them they will pick up alot of work. This will only work for so long until they want it cheaper than your bid and so the ball roll's further and further downhill. You can put me anywhere in the U.S. and I will make a living, I always have since I was 20 yrs old, but trying to compete with people who just dont get it is impossible.

Yes Nick, these boards, including mine, are not helping us out, locally.
It is kind of like having a Party, and have un invited guests come crash it.
When veterans like me and you share our knowledge with people 1/2 way across the country, we are also sharing it with local lurkers who will cut our throats!
We have made it too EASY for them.
Not talking about the rank and file local guys here either, but you know what I mean.
The bad times are here, and I do not see it getting better anytime soon ?
Right now, supply far exceeds demand.
There are simply too many of us IMHO for the local economy at THIS time to support.
Normally, this would be good news!
Times like these normally have a way of getting rid of low priced slimeballs.
Unfortunately, we have many "Mama's Boyz" in this business, and part timers with other incomes, out low balling it up for "beer money", or to impress the wife who supports them that they are out "doing something"!

In the pressure washing business, a used pressure washer, and a free Google listing is ALL they need to become your worst nightmare.
ONLY in a booming economy can the market support so many people.

Its way to late, there are way too many people now that want into your line of work cleaning roofs because they all see how inexpensive it is to get into.

300 feet of 1/2 inch pliovic hose 300.00
2 - 850cca Deep cycle marine batteries 200.00



$3650.00 total investment for a roof cleaning business and I could have done it for 2k or less

How do I know what I know ? I learned from you guys, I could have spent more, I could have spent less but this is not what I do, its a side kick for me but the money is good, its easy and why not? So I guess thats the oponion of every out of work guy in the country right now! They can buy a job for a grand if they are real cheap.

now that the year is over and I looked at some of these comments, I realize how much doom and gloom was forcast. 2009 sucked so I can see why I thought 2010 was going to be bad.
But I ended up with my best year ever. I was able to keep prices the same, and even raise them on some work. The cheap competition didn't really affect me. Im looking forward to a killer year in 2011
