Building Wash Questions - Please Advise

Here is a building we have had a request to bid on. Just trying to get some advise from anyone who can give it. First, I am trying to figure out what the siding is made of. It appears to be like stucco, but if you push on in it seems to have a rubber texture when pressed with your finger against it. I'm thinking maybe its a latex based paint that's real thick, but not sure! Has anyone came across this type of siding before. When I asked the property manager he wasn't sure either he thought it was completely rubber which its clearly not.

Next question! In one of the pictures you will see a side yard that is hard to reach, any suggestions on how to tackle this side of the building would be greatly helpful. I was thinking a extremely long lift going long ways. The building measure 205 x 100 and 50 feet high.

Pretty Good Ron thanks for asking..... Just waiting for the spring too come so I can get the ball rolling. But over all business has been great. Are you attending the ACR round table?

Dont know about that type of building material. What chemicals are you planning on washing that building with?

Depending on the type of pollutant on the surface and the chemical used it may make it difficult to remove it satisfactorily without getting close to the substrate, it may require some cleaning impact.
 
think he use a bleach mix , i have seen that type of paint , a customer had it on a dryvit siding
 
If it is what I'm thinking of, the material is some kind of stiff composite foam. Not sure of the name of it, but I have seen it in my area some. Mostly for facade work, not structural.
 
Can't tell from those pictures, but the building looks to be fairly new construction. I would assume it is Dryvit type synthetic stucco. I have washed numerous buildings with Dryvit without any problems. Low pressure and high volume rinse.

its dryvit, simple to clean, just streangthen up your regular housewash mix and shoot it at 20% with a downstream injector, BUT! you are gonna have some MESSY windows to clean so you better figure that in as well wheather they want it or not.


On the lift, you better be careful that you can get around without problems, we had one like that and it required a huge lift because we couldnt get all the way around the building we had to boom out over 120 feet accross the building because the grassy area wouldnt support the weight of the boom as well as being unlevel as well.

The Building was built in 1984 for what thats worth.... Thanks everyone for All for your help.

Hey Russ, Its about 30,500 sf. How long would a job like this take YOU... I know were talking alot longer for me. But just looking for ideas from you and everyone.

If its done on a weekend when no one will be there it would take me two days tops
