Looking for robust, tried and tested sidewalk coating

Hey,

Anyone know of a tried and tested product that can be used to protect 'painted' shopping center sidewalks - I've got a property manager who is looking for ideas.

They had the sidewalk 'painted' with a product from Ardex last year and it is in a bad way already - I can hardly do anything to wash it other than detergents and hot water, low pressure. Even then, the coating is so fragile that the integrity is going with foot traffic and food/drink spillage. As for gum removal... :nono:

Ardex is a global company that makes good products, but this one just isn't lasting - I suggested perhaps a clear industrial sealant over the top of the paint. They had this done on the concrete at another center and it looks great, and washes great.

Anyway, back to my question... anyone know of a good product that would help protect the sidewalk and be able to withstand heavy traffic, grease/food/drink spillage and pressure washing to remove said contaminants and gum...

Steve, have you checked with Rich from Seal N Lock. He may have a sealer for just that purpose and his stuff is real easy to apply. Just a thought.
 
I feel that most products that a coating manufacturer would recommended would want any underling failing coating completely removed to stand behind their warranty.

Thats a tough one!
 
Thanks Larry, I'll need to check with him - I thought his was just for pavers.

I don't want to apply it, they have asked me to include pricing for sealer at one center and concrete stain at another for next year's budget... maybe I could sub it.

Just looking for something that will help keep the shopping center sidewalks looking nicer for longer and that can stand up to being washed.
