5 cents across the board, no matter how big or small

That way no one can say I over charged them over the next person
(a parking garage guru I know told me that about his business practices and I have since applied it to mine) I like it!

Maybe not in this economy but shouldnt we all as businessmen want to get more money for our services. When I started I was getting 7, 8 & 9 cents on 50K-300k sq ft parking garages

does it seem to anyone else that are rates are going down and down but we are offering more

Sometimes it seems like that. We still price ours by the sheer size of it all. This year we did 3 parking garages that came in around $30,000 $15,000 and the last one was $1900. Also on the last one it was the most per sq' ft which came to be just about 10cents which tells you how small that last garage was. The highest price one was the least per sq' which was in the neighborhood of 5 cents. So for us the price is never the same. The larger amount of sq' the lower we may go on price per sq'.
 
Another question here could be how far will you travel to do a garage. The furthest bid I put in along with Tony Szabo was about a 1000 miles from my home. This was a RFP. Came close but didnt get it.

So as of today the furthest we went to do a garage was around 300 miles. Obviously if the price is right and we know we will get paid China would not be out of the question:blink:

Sorry, I don't pimp my friends. That is not how I roll. People buy my services because of me, not because I dump a ton of money on stupid cruises on the love boat.
 
The Chinese are too little to handle high pressure equipment. Just saying

Lol...but for just a couple US bucks they'll do the work but this time instead of them making crap car parts for the American cars they can do a crap job on cleaning there own land but I'll take the large money for the contract:smilewinkgrin::smilewinkgrin::smilewinkgrin:
 
its a tough deal right now its hard to get customers to pay a fair rate.

Hey guys no BS, $0.47 per sq ft. Sweep, wash, seal 44000 sq ft underground garage. We never had to use recovery, and rinsed with 5.5 gpm units. 2 1/2 days with 2 guys. Pre cleaning / sweeping is the KEY to this type of cleaning. I know some would say 1 million BTU's or five hundred degree's whatever, but the key to efficient cleaning is PRE-CLEANING. Simple. Don't let the guy's who claim they know it all fool you. They want all the money. It's out there for ALL of us, go get it.

We've done ramps over 600,000 sq ft, and it does take time, but even us SMALL GUYS can have a share of this pie.

Mike your correct, prep will save you time and money in any large job. Have you ever used rotary scrubbers in the oil stains before you pressure washed?

As a matter of fact, yes. Physical scrubbing really helps on the oil areas. I learned this as a manager for the City of Minneapolis at the convention center garage. I had our guys hit the oil spots with some propane powered Eagle rotary scrubbers http://www.jani-lots.com/eagle-30quot-tracker-propane-stripperscrubb.html, and it really helped with the areas under where the vehicle engines are. I employed this to my ramp cleaning efforts as a business owner as well, and as I stated before - pre-cleaning is THE KEY. You really need to sweep thoroughly prior to any water application. This is the single biggest time saver in garage cleaning.

I use a Zimgrit brush, you ever used one?
 
Not that exact one, but similar ones, yes. The ones we used were nylon and inexpensive, but worked pretty good. Those Zimgrit brushes look like the filaments on an Osborne cup brush we use on decks. Might have to give one a try.

These brushes are great for OIL
