Awning From Hell

Try AC12 I believe that Delco sell it. Here is the instruction for Awning cleaning

For Deep Cleaning
(for neglected or improperly maintained awnings) -

1. Fill pail with one gallon of clean lukewarm water (less than 100 degrees F.) or fill hand sprayer with one gallon of clean water.

2. Add 32 to 48 ounces of awning cleaner. (AC-12 for woven fabric or AC-22 vinyl fabric)


3. Thoroughly rinse awning with clean water to remove all loose dirt and debris.

4. Dip brush, sponge or towel in awning cleaning solution (or spray with hand sprayer) then, vigorously scrub awning fabric in a circular motion, starting at the bottom and gradually moving to the top of the awning, this helps eliminate streaking. (Wash no more than about 8 square feet at a time. Do not allow awning cleaning solution to dry on awning fabric.)

5. Rinse awning thoroughly with clean fresh water.

6. Repeat if necessary. (Realistically, there may be some awnings that through neglect or improper maintenance or other reasons may be impossible to clean satisfactorily, consider fabric replacement.)
 
Black Mold on Awning

I know this might be a redundant questions, but it looks like the BT200 is just for removing oil based residue and I dont know if it will remove this black mold. What do you think?
 
I'd tell them to replace it and the new one should get regular maintenance cleaning like this one should of had
For it to get green thick mold, lichen it must of not been cleaned in a long time. That thing is gross and probably permanently damaged because of their total lack of maintenance

Thats what I want to tell them. But this is the first job this client has asked me to do and I would rather get it clean for them. Besides, they have this property listed for sale and probably will not want to sink money into it to replace the awning.

BT200 is made for removing hydrocarbons, but I also use for remoing black mold form awnings. Dilute it 50 ounces to a gallon of water, spray on and agitate it with a stiff brush, let sit at least 2 minutes then rinse. After it's clean, spray some more on it and leave it, don't rinse. It will keep the awning cleaner longer.
 
I have to clean this awning for a large real estate company. It has lichen and a really thick black mold on the exterior surface of the awning. I got the lichen off last night but failed in removing the black mold. Do any of you have any suggestions on what kind of chemicals I should use? I am going to need something pretty powerful (obviously). Thanks a lot.
