BT200 and Pavers

JL Pressure Washing
I have been cleaning this one properties front entrance area for about 4 years. They only clean it once a year. It has red pavers about 7500sq ft that when I got there 4+ years ago was totally wasted with leaked oil, major stain, buses and cars park here. I told the manager back then the best thing was to flip the pavers. They didnt want to do that. I have cleaned 4 times with heavy duty degreasers and heat. But just didnt get the stains out enough at all, just made it better than it was. I was never happy with the finished product but the manger said it looked better. We would finsih it but still some pretty black areas and then lighter stuff that looked ok.

Well I used Doug Ruckers BT200 and I have to say, it was a major difference and looked damn good, pretty impressed

Before when we cleaned even when it was still wet you could see the oil stain. Last night we cleaned and wet areas and areas that had some time to dry out, you just couldn't see the stains that have been there for years. Me and my guys were pretty surprised and so was the maintenance guy

The stains were gone if not 100%, 90% it really looked good a lot better than any other time we have cleaned

We went the night before and applied the BT200 and went back last night and cleaned. I took some picture but want to go back when its 100% dry and take a look. But no matter what, its A LOT better:thumbup:

Thanks for posting Jeff. For any remaining shadow, just re treat the areas at 5 to 8 ounces to a gallon of water, apply with a pump up sprayer, gently agitate and leave it. The BT200 will continue to work and remove the shadow.

Glad to hear about your success.

Jeff,
Can you share some details on pretreat application? (ds, pump up, 12v) Are you cleaning the pavers with a surface cleaner? What about the sand in the joints?

All I got to say is WOW after seeing how it looked last night, I really wanted to see how it looked the next day and dry, WOW!! As I was driving to take a look at it the property manager on property called to tell me how great it looked. Told him I would be there in a few minutes.

Man it looks 98% better than anytime I cleaned it before.

I did do something different on one 10x10 section last night. Where I had the BT200 a little area I Xjetted some Degreaser, the area wasnt any cleaner than where I just put BT200

Now on the pavers it is fantastic, there was some border area with a very smooth concrete and that is showing the stain shadow a little more than the pavers, but even thats 85% cleaner than I ever got it before

This product even got in between the pavers real good, in the grooves was no stain at all

Good stuff Doug

As for sand this is an older property and some sand comes up a little, but I dont think they have ever resanded the pavers and they are tight

I used a little more BT200 than Doug said I needed I used about 1/5th to 1/4 of a gallon of BT 2000 in a 2 gallon pump up sprayer. I did it how Doug said. We misted the oily areas with a garden hose getting it wet, then with the pump up put BT200 down, had a guy go behind me with a stiff bristled broom and agitated it till we saw a white foam, real quick only took a couple pushes of the broom to bring the white foam up

Walked away and let it sit over night and went back last night with surface cleaner. used hot water on most of the areas. some areas only used cold water, because one of my burners died

Now I used more BT200 than Doug said use, but I was skeptical, It was cheap, what I used maybe $10-$15 worth of BT200 and I coated maybe 2500 sq ft, didnt lay it on to heavy at all, it all went pretty quick

Like I said I'm pretty impressed I have used other products, the powder etc and this one really lived up to what they say it does

I'm looking forward to use it on parking garages to see how it works, I have a feeling it will do a good job

doug,
how would the bt200 work on pavers or concrete
that are going to be sealed?

Well, basically, if the stain has been sealed over then it is not going to work. If you are using it to clean the concrete before sealing then, IMO, it is the best thing you could use.

Once the concrete or pavers are sealed, and then they get stained, the BT200 will clean was it on top of the sealer. If the oil gets under the stain, my guess is it would still work, but just take a little longer.

Hopethat answered your question, if not let me know.

That's Great Jeff. I'm sure your going to the BT200 in stock from now on.

Thanks Kevin, I actually called two other managers that manage properties with pavers that have a lot of oil. I use to dread doing heavy oil soaked pavers, because I never liked the finished product after washing. They looked better, but not what I would call good.

There billions of pavers around here, just might go after the cleaning of them with BT 200 and then the sealing with Seal & Lock

Looks like the BT200 just opened up a new market for you. Now you can complete the job in confidence.

I gotta try some of this! This stuff or SFD better for dumpster pads?

Go to Doug's products page and there are icons on each product to the documentation directly from the Mfg including the MSDS. The PDF is the page that tells about different applications. The ? icon will give you answers to the FAQ and of course for those that need it the MSDS is available directly there also. It is the one that looks like a globe, after all these are green products.... LOL

I had to read the stuff while building the site and I was amazed at all the different uses. Truly remarkable products.

Everyone, the concrete Jeff used the bt200 on is inside a parking garage and the floor is very smooth, causing the water to bead up. The BT200 will take a lot longer to work the smoother the concrete is. The smoother it is the less porous it is which means it just takes longer for the microbes to get down in the concrete and eat the hydro carbons. I am working with Jeff by phone to help him with this and I am sure either he or I or boht will keep you up to date as the outcome.
