HELP!!!!!!!!!!!

just got back from an apartment complex that i'll be bidding on, and spoke to joe walters about additional coverage, here are my two issues:

1) i need to get approval from joe walters on my chemicals as there will be overspray onto the cars since the parking lot is only 15 feet from the building

2) i'm not covered for anything over 3 stories and joe said they typically don't cover anything more than that, especially since i have little experience with lifts and am a new company

any help would be greatly appreciated, joe told me to give Bob Hinderliter a call for help with my mix

Over spray of chemicals on cars? If the cars can't be moved or the parking area closed off with no cars I personally would walk away (I personally would run) from this bid Mike. It sounds like head aches from the start Mike.

What would happen if you were to destroy a paint job on a brand new car with your chemicals?

Call me tomorrow, Id be glad to help. We use to do 3500 units of apartments and condos every month back in the hey day. I will also be up in Philly Thursday eve. We are trying to get together a group to eat out and tell tales.

Cars are no problem use a regular houe wash mix 12% and a soap. Do what William said wet them downn before & after. We get overspray on cars all the time, no big deal. We put it in our contract that we will rinse off cars that arent moved.
Don't worry about the cars that no biggie

How many stories high are these?

Is this your first year? How long have you been washing. The reason I ask is if you have not much time washing maybe you should pass. Not being rude, I have seen some guys with a year or two or more of washing some homes go and try to wash complexes with bad results. You need experience somewhat on many projects like these

I've said many times a big condo project is nothing but a big house, but ....actually its more than that
 
thanks guys, it's 4 stories, 1 building is 5 ... walking away is NOT an option, they have over 100 communities and I've already done work on a few of them ... my plan was to wash the cars down before during and after but apparently that's not good enough for joe walters to cover me?

My issue is getting Joe Walters to approve the deal and Compliance Depot has criteria that needs to be met, no way around it. It has to say on my policy that I'm covered for over 3 stories.

My company doesn't have experience with this type of work however me and one of my guys do. I worked part time for my uncle before starting my own business so I feel like this is definitely something I can handle. Joe Walters is being silly then. I was wondering if you have used lifts before. If you have you should be able sight that experience maybe even go to your Uncle & lift company stating you are experienced.

The car part is just ridiculous on Joe Walters part and totally unrealistic. Have him call industry experts that wash all the time. Have him call me, William and I can put a list together of others that wash complexes and have him call us. Some complexes only have just enough parking, so there will ALWAYS be cars to prewet & rinse. He knows that, he's been around long enough. What's the use of an insurance company that makes it impossible for you to actually do your job. It isnt even a question that should be asked. Look for another company, one that will work with you. I had to several years back and I have a great agaent that uses many different companies and underwriters

My company has gotten overspray on thousands of cars and NEVER a single claim and only a couple and I mean a couple of complaints and we took care of it by rinsing the cars off.

I was going to look into Walters in the future, thanks for saving me the time

By all means, please pass on my praise to J.L. Pressure Washing. Many times good work goes unrecognized and it shouldn't. Please let the owner know that I appreciated the professionalism of his/her staff when they cleaned my unit. The gentleman spraying the siding when I returned home from work asked me if he could spray my truck off in case any of the chemical overspray from the pressure washing got on it. I certainly appreciated that. Also, the gentleman spraying the back porch had taken the time to cover my patio furniture with plastic before spraying too which was great. They took their time to do a quality job and it shows. My siding is the cleanest it's been in 4 years!

Comp Depot you are right will not allow unless you have their requirements in print. I have up to 20 stories. That is hard to get, but some companies will allow 4 stories and even higher on a case by case basis

You probably wont win with Walters, BUT be cool, explain your experience.

The 3 story part is going to be the stopper. Most guys don't ever even mention it to their agents and just do the jobs, but Comp Depot and the company requirements is the breaker, wanting it on the Cert

Heck we got guys here doing 10, 15, 20 story buildings with the same insurance you have ....3 story.

I would avoid that insurance company. I have never heard good about them. I tried them about 10 years ago. After leaving several messages and no call backs, I went with a local company. It doesn't matter how many stories tall the building is if your feet never leave the ground. Myself and one employee did 9 of these today and have 7 more tomorrow to finish the property. No ladder and no wand.

yeah i typically don't leave the ground for 3 stories either but as you can tell from the pic of the building a lift is mandatory ... i'm thinking if joe gets in my way i can make some sort of arrangement with my uncle, he's covered for 10+ as he does a lot of hospitals and professional ball parks ... that's awesome you banged 7 of those out in a day, keep up the good work ... i'm calling it a night boys, thanks for your help!!!!!!
 
You are in business to make a profit, you need to do business with companies that are going to help you, not hold you back or tell you how you are going to run your business.

I had similar results trying to get prices and info from that company several times over the past 6 years but have stuck with Nationwide for over 4 years now.

I had to jump through all kinds of hoops dealing with compliance depot, they kept on losing the insurance certificates that were faxed to them 2 times a week for over a month then after getting the higher ups involved, the apartment manager, her supervisors and corporate, compliance depot finally pulled their head out of their ass and got their stuff together. Something that should have taked a few days at most took almost 1.5 months, they are ridiculous, incompetent, stupid, ignorant and all the other things that I can't think of right now. They should be flipping burgers or returning shopping baskets at a store instead of dealing with people's businesses.

I would call around and get other prices on insurance, you will be suprised of what you find, both good and bad. Call the larger cities and you will get better prices as they have a lot more competition and more business so I found prices a lot better than here in my own city.

thanks Chris, yeah i here you with Compliance Depot ... I just got approved after dealing with their incompetence for 2 weeks, all over my automobile policy ... what sucks is you can't really say anything to the property manager cause you don't want to come across as somebody that's gonna be difficult to deal with in the future.

hopefully i can straighten this out with Joe Walters, but if it's gonna be a problem getting coverage for 3+ stories and he's gonna be petty over parked cars i'll just have to take my business elsewhere ... and i don't know why the fact that my company has never done this type of work before is even an issue, how's my business going to grow if i can't do a simple apartment complex, especially since i have more than enough experience with this kind of work.

this is literally keeping me up right now, i'll play it cool but 9am can't come soon enough
 
Do what you have to do to build and protect your business.

I put in the proposal and also tell them that cars not moved will get soap on them but we will rinse them off but since we have very hard water here, there will be a lot of water spots on the cars and people will be unhappy. At that point they tell me that the people should have moved their cars as they will be sending out letters and also telling them in person so this has never been an issue.
