Gas station help!

Okay, so there are 2 gas stations that are wanting estimates. Same owner. They want a estimate for a deep cleaning the first time, then a once monthly estimate (basic wash). One is around 12,000 sq ft and the other is 18,000 sq ft. Having a really hard time figuring an estimate because I know that these normally go alot cheaper then your regular flatwork cleaning. Any type of help is highly appreciated! (regarding estimates, gas station cleaning tips, etc.) thanks to everyone in advance!!!

I have a hot/cold water machine and surface cleaner.
 
Tell me the areas in that 12,000 feet, is it under canopies only and sidewalk areas in front of store?

This was insightful for me as well. I am trying to grab some gas stations around here, and haven't the slightest yet on who to talk to, but this bit of info gave me a nice boost of confidence in my quotes.
 
From what I've learned with gas stations, is you REALLY have to sell your service!! Because there are alot of company's out there that are doing gas stations for $100-150 a piece. But all they do is rinse the top layer of the concrete and u cant even tell. So be very specific on what your going to do and make sure you know exactly what the customer is asking for.
 
Lol kinda figured that but is there a certain one betterthatn the others? I've read that purple power sucks, trying to figure out what's good.
 
How would you do a gas station without reclaim equipment? I know this is a touchy subject, but what is happening in the real world of gas station cleanings? Obviously Houston has their issues, but all I ever hear about is BMP's and water reclaim equipment. Frankly I feel paralyzed and I want to do commercial work. Gas stations are everywhere and quality is an issue in commercial around here.
 
Unless your waste water is reaching the MS4, why reclaim? No Gas stations rain water should ever reach the MS4.

Maybe I have misunderstood MS4, but ain't that the storm sewer? More specifically the grates next to curbs where water runs when it rains? Thank you :) If I were to power wash a gas station the water would run toward it provided the grade is right? I figure they all will be different, but I looked at a KMart gas station near my house and that is the configuration there anyway. It will be awhile before I target gas stations, but I am just working things out in my head here. I have been oblivious to commercial until recently and have a lot of catching up to do.
