5 Year Warranty???

Ok, What is it that contractors are applying to roofs after they clean them to keep them clean for 5 years? We have companies in our working area promoting a 5 year warranty.

I spoke to my pool company and they may have something. He's going to call me in the morning.
 
I really can't hardly believe that there could be a product that could last for up to 5 years on a roof. Figure it would have to be able to stand up to some super harsh conditions, the heat alone I would think would break down most any type of wax type product. If I had to guess most of them have not been around for 5 years to see what a roof that they cleaned 5 years ago looks like. Most, not all of them, will not be around in the 4-5 years to have to rewash the roofs for free to honor the warranty. Or the warranty that they are offering is just for a prorated roof cleaning when the streaks come back.
 
You can warrantee the roof for 10 yrs if you sell them on a maintenance program. All you would have to do is get the initial roof cleaning for your regular price, then sell them a yearly roof treatment for a 1/3 of the original price. Then all you would have to do is give the roof a very light coating of roof mix and be on your way, heck you could garantee it forever with that service.

We had a small community that we sold this to years ago, and they loved it. The roofs were small under 2000 sq ft we got $350.00 per roof for the initial cleaning, then we charged them $100.00 per year to keep them mold free.

I see, this sounds about right then.

A Warranty and a Maintenance Program are two different things though, aren't they. My point is, that most of the guy's that offer a 5 year warranty are actually offering a 5 Year maintenance program, cause they pro rate the 5 Years. Years 2,3,4, and 5 all have a cost to come back out and re-treat, so technically, IMO, it's not really a warranty.

I personally do not offer a warranty and I explain to the customer that I can't control Mother Nature or the environment. I can't guarantee the roof is not going to get dirty again or when, anymore than my mechanic can guarantee the oil in my car will last a life time, or that my tires or battery will last a certain period or miles. What I can tell them is that yes, the roof will get dirty again, and when it STARTS to get dirty again, CALL me and I can come out and retreat at a substantial savings over what I did the original cleaning for.
 
I asked Scott D. about this in a PM a while back when he offered it and he never responded. I to think its just a 5 year pro rated maintenance program, not a warranty. Like Doug said there is a difference.
If you offer a pro rated, money saving maintenance program then that's how it should be advertised. Not as a warranty.

I have seen some of the written proposals were it mentions the home owner will not have to do anything for 5 years on the roof after its cleaned. They called it a sealer. Only sealer I have found is for high wind areas to keep the shingles glued down. After talking with my pool company(were we get our SH) they said if we clean the roof with our solution then put a coat of Algaecide on the roof and let dry into the shingles this may keep the algae at bay much longer. Any thoughts?

I only know of one type product that will do that, and it's an antimicrobial product. Very expensive. I know a guy that uses it in Florida and he gets 7 years out of it. Truely no spots for 7 years. I have tried selling it around here with not much success.
 
Thanks for the input on this. The seperate charge for just the sealer was higher than the cleaning on this one companies proposal to a customer we did work for.

Looks like I will be putting together a roof cleaning maintanence program. Does anyone have such a program with a prorated breakdown of how you sell this?
 
There is no proven information or studies that this stuff works on asphalt shingles. Research has been done by some roofing instititute (forgot which one) that it isn't worth it doing. I've had copper impregnated shingles 5 years old with black streaks on them ?
