5 Year Warranty???

Peanut butter is a health hazard for some people. There are all types of allergens outdoors and any cleaning is helpful. People can become allergic to something simply from being over exposed to it. Your immune system can take years to recover from chronic exposure. As an industry we try to identify the stuff that we can see on a property, but there is so much that we don't see. You may have a tolerance to mold until your system becomes overwhelmed with it. Diseases are less likely to thrive in a clean environment. Is cleaning a cure? No. I know I feel better when my home is clean.

That is the scare tactic I was referring to. I do well enough without having to come up with lines like that for homeowners.
 
I agree William, people see the scare tactic nonsense from a mile away and you are not fooling most people.

I don't believe in trying to scare anyone as you don't know what they really know and more and more are reading the online bbs's out there and seeing what is going on, especially the companies bragging how much they make per hour or per job or how little they spend doing the job. In my opinion that is like shooting yourself in the foot.

There are many ways to sell jobs but I stay away from the cheap, sleazy scare tactics because you are not really impressing anyone or fooling most people, especially when they talk to family or friends about what you said then they start having some very interesting discussions.

I have bid on jobs where another contractor was trying to scare them about the mold on the roof and driveway, how they would eventually get sick and end up in the hospital.

I asked them how long the driveway and roof have been like that and one lady said for at least 5 or more years and then I ask them, have you got sick and ended up in the hospital over this stuff? They look at me and said NO! Then they realize that they were being scammed by a sleazy slimeball that was just trying to make a buck off them.

I explain what it is, how I will take care of the problem and what it will look like when I am done, no high-pressure nonsense or dumbass scare tactics to sell the jobs. People are getting smarter and smarter every day and it is not worth it to try to pull one over on them, at least I don't try to.
 
George, I don't wash on my days off. I am no longer a fireman. I actually have 5 apartments in the Nashville area, and 19 across Tennessee. Nothing wrong with selling on the "clean" angle. Just not the health angle. Mold on a roof doesn't cause a health issue. It doesn't raise your energy bill. Telling people it does may makes your sells pitch easier. I have to sleep at night so I stay honest.

After 16 years in the business of cleaning roofs as a full time living I have learned a lot. What you are saying is not true about the as you term it "health angle" nor "energy bill". If you do not believe this paper "Will a Dirty Roof Make You Sick?" by Dr. Victor H Morgenroth. It might open an Honorary Professor's eyes it did mine. They say you are not too old to learn something new and when your are then you are going out of business. Just another one of those things, people out there using scare tactics then back-peddling, everyone wanting to be the internet expert but far from it, more propaganda to fuel the misinformation machine, etc...

Like I tell the others out there that are using the scare tactics, trying to sell inferior chemicals, trying to sell pre-packaged roof cleaning chemicals or house washing chemicals all in one container, show me the proof that it works before I spend a dime. Send me a 5 gallon or 55 gallon container and I will let you know if it is any good or like most garbage out there. There will always be a company out there trying to sell a roof cleaning chemical or house washing chemical that is "all in one container" and you don't need to use SH, this will do it all and you don't need to use any pressure either. B.S.!

The guys out there spreading the misinformation and scare tactics, show me proof, university studies (double blind), research that was funded by an outside company without any bias toward the results, show me where this chemical did some damage when used properly, show me some proof instead of you just flapping your gums and wanting some attention. About that time they either shut up or change the subject talking about it is what they heard from a friend or vendor, blah, blah, blah. Not a lot of proof out there to show proof behind the scare tactics.

I agree with the first of your four reasons. The other three, not so much. It is your business so you don't have to answer to me or anyone else here. I am just stating that I won't use tactics like that. No, I don't agree with what the "expert" says.

Guarantee/Waranty... If you sell them the yearly maintenance, which is a very light application of roof mix, you can Guarantee no mold to return to their roof as long as they keep the yearly service.

I was willing to let this go as your customers will probably find this eventually. But, if you want them to know, I will talk about roof cleaning rhetoric.

Myths of Roof Cleaning

1. The dark stains will increase your energy bill. 90% of roofs in the South are black shingles to begin with. Most have stains that are not visible to begin with without close inspection. Common sense dictates that a lighter clored roof with black stains will not have a higher energy cost than a solid colored black roof. Shingles do not offer much insulating quality when compared to the attic insulation and tar paper under them. If anything, a stain colored roof might absorb heat in the winter, helping with energy bills.

2. The dark stains will cause health problems. The stains/mold that are on a roof are the same stains/molds that are on the bark of trees, covering the vegatative landscape and are part of natural climate induced growth. While cleaning roof will make it more pleasing in appearance, it is a fallacy to think that you are saving your health in so doing. Do you wash the North side of trees in your yard to prevent a demise in your health? Certainly a small percentage of the population are allergic to certain spores and molds. As the mold on the shingles does not permeate thru them into the house, it would stand to reason that all roofs in the neighborhood would need to be washed to allay the allergic reaction to the homeowner's outdoor daliances. Maybe I should not have mentioned that. It may become a new marketing tactic.

3. Dark stains will destroy your roof. While some extreme cases may produce lichen or other actual growth, the larger percentage of homes only have black staining. The staining will not harm the roof or have negative implications towards your roof. The lichen will attach and begin to destroy the shingles and should be removed. Black stains should be cleaned for appearance issues only.



My belief is that there is enough work out there to keep everyone busy. I know that a lot of customers will have their roofs cleaned because of the appearance issue. It is an easy sell in and of it's own accord without "tactics". I sleep better at night because of the way I run my business. I do not have to sleep in anyone elses bed so I don't really care how your bed sleeps. Do what you think you can live with.

I personally could never convince anyone to do that on purpose. They seem compelled to wait for it to show again thinking maybe that they would save money that way. I am doing both now: a warranty and a maintenance plan. It seems there are warranty people and there are maintenance plan people. I basically have people who have called me back every year, to the point that I was expecting their call and now I just call them most of the time.
