Rust From Metal Shavings On Metal Building???

I'm bidding to wash the exterior of a metal warehouse where they make springs. In one area there is an exhaust system that pulls air out of the warehouse including fine metal shavings. You can see and feel the metal shavings and rust on the walls and especially the roof. I rubbed some pretty agressivly with my fingers and a lot came off...obviously this isn't a good method of cleaning 10,000 sqft ;). I will downstream house wash on the whole thing and rinse then get a little more agressive where the rust is but my guess is this will not get rid of nearly all of it. What would be next??? I have plenty of oxalic, about a gallon of BARC 9 and I can get muriatic all day....

Any thoughts??

Ford had a problem with rail dust on.new vehicles a few years back. Rail dust is airborn metal particles that adhere to painted surfaces.
Given that, I would say a two step process acid followed by a neutralizing base.
 
Don't mix the house wash with the acid by accident! I've done lots of this type work and I usually use a product of mine called Magic Wash. It's got HF in it and should take it off. That being said there obviously are other products out there with HF that'll get the job done also. I usually follow it up with a soap to neutralize following the basics of 2 step washing. I'd suspect F9 will work as well if you try a section.

F9 BARC Concrete Rust Remover is the Professional's Choice in rust removal jobs. You can dilute F9 down with a minimum of 1/2 gallon of water, so with every gallon you'll get atleast 1.5 gallons of product. On the surface you're describing, F9 will remove that rust easily and within seconds. I believe Len Sutton did a job that may be similar to what you are doing.

Well, we got it done! I tried the following - Oxalic acid powder - mixed 1 cup per gallon of water. One restore, mixed one gallon with one gallon water. f9 mixed one gallon with one gallon water.

The result...they all worked! F9 did the best job of getting rid of the rust "stains" - no matter what we had to brust to get the rusted metal shavings off the walls. It was time consuming (all day to do 200 linear feet x 15 ft height) but the rest of the building just needed a housewash miz so we finished the entire 750' x 250' plus an office building in one day!

I would say, overall, the oxalic was the best "value" when it comes to removing the stains and breaking down the shavings so they could be brushed off - which was a big surprise. The oxalic costs me about $2 per gallon and did as well as the other two which cost me $35 and $39. The f9 and brushing did a great job on the warehouse doors removing the black streaks and rust stains better than the other 2 or a degreaser.

This is after treating the bottom section and starting to rinse at 1000psi but no brushing. After doing this step to remove 80 percent of the stains and shavings we repeated and brushed a few times to remove the final 20 percent. End results were perfect and completely undetectable where the rust had been!

Me too, every time I use it. Here's a job we did today with oil (used EBC) and took care of the battery rust with F9.

I pretreated the oil with 50/50 EBC and water, scrubbed good, reapplied, scrubbed and let dwell for 10 mins. It was drying out so I did the exact thing again. Total dwell time was 25 minutes.

Then I used 24 oz EBC in 5 gals of water and x-jetting the whole driveway. 2 minute dwell and surface cleaned hot water.

Let dry and use 1 part water, 2 parts F9. Double application allowing both coats to dry. Finished the F9 process with wetting concrete, broom and rinse. Total time on job was 2.5 hrs.
