Bidding my first 3 story Apartment

Just on square footage, I would be at about $17'604. No wonder why square footage doesn't work with this scenario.

So, let's say you have 4 guys making $10 an hour x 40 hours= $1600. And say $80 a day for gas and diesel to run four machines? $400. So that leaves $1000 profit for a week? Not bad, but you could make that washing a couple houses and roofs.

Oh I totally agree JD, I'm not saying its good and not what I would charge for sure.

I was on a call with a Contractor in Atlanta the other day and we started talking about this same subject. He said he would feel guilty charging our prices, my question to him was "Why?" isn't your service worth it? His response was "yes of course" but unless I'm low I can't win the bids and pay my guys or make any profit. There's your answer.

Depends on the area JD. Multi-family is our most profitable. 2-3 guys cleaning an apt or condo community in 4-5 days is waaay more profitable than what we would do washing houses in the same week.
Its one job, one property manager to deal with, one location to drive to everyday (which is alot better gas mileage) and over 2x the sales. A lot less liability.

Here are the pics of the 3 story complex I'm looking to bid on, there are a total of (9) buildings. Pics from left to right are 1.) the front of building, 2.) a zoomed in pic of front, 3.) breeze way, 4.) side of building, 5.) back of the building. Each building has two breeze ways and a total of 24 units.

huh, after looking at the pictures you might not be to far off, lol Those dormers are up there pretty high. Not sure what you would call them but, the small strip of siding that goes along the roofline on each unit can be a pain. are you washing the small decks? what about the siding inside those areas? the railings?
 
Those are nice and clean buildings.
 
For 9 buildings three stories tall, we would have it done in two days, maybe 2.5 if it the temperatures were really high and it was sunny. Here is a five building complex that we did in one day.

how many is "WE"? what was the gpm's and how much equipment was used
 
Patrick, don't forget you're time in bagging and taping fire alarms, emergency lights, & door locks in breezeways.

Seriously it's not a 1 Man 1 machine job to be profitable, but I could be wrong. If you go for it I would highly advise getting a helper to pull hose or whatever.

I would advise subbing it out and taking a percentage, we help with this all the time.
