North Carolina Guys using Joseph Walters Insurance.

Ok, so we signed up for the PWRA to receive the plethora of benefits and marketing material they offer, one of which being the discount at Joseph Walters Insurance. So we got our general liability through them saving some money. Cool, I will just get workman's comp elsewhere right? WRONG! The NC Rates Bureau of Insurance sets the price at $1250.00 for a ghost policy - great, no problem there. Now for the problem, NO AGENTS I have spoken to will write the policy without ALSO writing my General Liability - they make no money on the workers comp policy, so they will only write it as a package with both liability and comp. I need workers comp badly - right this second I can not provide certificate of workers comp insurance. Can someone please point me in the right direction?

I tried with liberty mutual, thats who my GL policy is written through. They said I needed to contact Joseph Walters. Tried calling the state, they gave me a list of agents to call no one wants to write it without the GL policy. I will definitely try that. Thank you! I just need the ghost policy/owners policy
 
Call your local chamber of commerce. They are there to help business and workers comp is a huge area of concern that the chambers are lobbying within the states. They would know which insurance guys want to work with small business.
 
If the State says I'm not required to have it (via a waiver) and a client requires it, who's right? The way I look at it is, if the client requires it, then I'll find another client. I'm not going to spend money on something that is none of their concern. The client doesn't contribute in any way to the WC so how do they justify that they can make that demand?

I agree with you from a principle stand point but its $1250.00 to get the piece of paper for the year and thats all it is a piece of useless paper. The problem is i have yet to come across a commercial job where it wasnt required. So is the world we live in.

I called Joseph Walters and cant get anywhere with them...

They cant give me WC if we do roof cleaning,
No GL if we wash over three stories...even if we stay on the ground!!
No hood vents,

What do they cover????

I wrote them off!!!

Every commercial job I bid on, I lost because I don't have W.C. I was even hired by the property manager of one housing complex, and the day before I was to start, the property manager requested my W.C documentation. I explained that I was a sole proprietor and I am not required to have it. They said I am required by them to have it if I want the job. I quit bidding on commercial until I get enough business to justify the policy. Since I go on roofs to clean gutters, my policy will be sky high!

Ralph, with all due respect I think it's a no brainer for you. You're basically losing jobs because you don't carry WC.
You're right, since you're doing roof and gutter cleaning along with the fact you're running a pressure washing business in sunny Fl. the rate will be high.
Have you priced it yet?

Same here. It's not cool that clients try to force us to get something that is not required by state. If I damage something, I am covered. That should be good enough. Hopefully, clients won't take it a step further, and demand full reclaim, or something else beyond the requirements of the law.

I would never hiring someone if they told me that they were working comp exempt in any state. Let say you get it hurt to point you could not work for a year or never again being exempt from workers comp will pay you zero dollars. Guess who comes to visit you Mr. Lawyer he will sue every one. for a estimate amount what you would have earn and doc bills. Your business your customer any one involve. that's millions of dollars. Now if you have workers comp. everyone is covered. To me its common sense to carry it is just part of the business.
Your commercial customers knows this but most home owners don't or don't care.
I would hate to see someone who worked for me be laying in the hospital and tell them your on your own to pay your bills. That is why I carry Workers Comp.

Yeah, its ridiculous. That really should not be the case. But that is the way the legal system works. If I am careless and fall off of a ladder that should not be the customers fault and they should not be liable.

I'm not doing roofs, I decided against that after my insurance company threatened to cancel me. I Know it is 5.2 per hundred of payroll for pressure washing and 18.3 or something for roofs(working on roofs not just cleaning them) I do a lot of gutter cleaning and I am not giving away 18% if I don't have too. I'll stick to residential. Oh yeah and they arbitrarily start off sole proprietors that don't have a payroll at $42,000. That's what the starting rate is based on.

So if I say I am doing half pressure washing and half gutter cleaning W.C would be around $4,900
