Gas Station Sales?

Here's been my last couple of interactions. Either the owner doesn't' want to spend the $$$, have their employee's doing it, or don't take much care of their stations at all. Any advice would be nice

Service station will usually have a purchase agent , if running independent the owner is the decision maker. The question is similar to the restaurant thread. You need to determine this. They often are Manage by pm co. Not always but sometimes they are. Demos are great if you can get the right person to see the demo , just pulling demo might be a waste if your resources. Find the head quarters address! Walk in there and find the buyer. Set up a station to be cleaned with and area rgm or them. Sometimes they are located in a building with a station on it. Use that location be willing to clean the entire place as long as they meet you. This actually will save you time and money. I'll explain later

I signed up 18 gas stations in 2 months. The trick was to just walk in and ask who handles the management of the property, get the number or time they were in, and get in touch for a demo. I NEVER cleaned a whole gas station for a demo. I would do one or two lines with my surface cleaner, and if they asked for the whole thing I would ask "can you give me a tank of gas for the demo?". Their reply was ALWAYS NO.. But, I always closed those sales! Also, when I talked to the decision maker, I NEVER asked if they had someone currently cleaning their place. I just simply asked for the demo. If they had someone doing it, (whether it is their cashier or another vendor), I would ask to come right after they got done, so I can go over what they did. SOLD!! I have been in sales for a long time, so I know how to assume the sale and get them to sign. Let me know if you want rough scripts that I use....anything to help.

It's a great technic, how long you had them now. I'll explain why I do what I do after you tell me. You said just recent?

Hey Tim this is excellent. I have wanted to do this before ever getting involved with parking garage cleaning. I would love to see a rough script for how to sell gas stations. I can just imagine the possibilities if you get in with some of the big chains around here. Store windows, dumpsters, car wash tunnels, pavement marking... oooh im getting excited!

I can imagine that the pricing is leaner than other businesses but if you get it right it could be amazing. Any pricing info would really help too.

I have a friend who is making a killing just cleaning the windows at RBC bank locations in the Greater Toronto Area, something like 300 locations.

I will be using my tried and tested ways here in Washington. I will let you all know what the success rate is here. I would imagine it's going to be the same. Oh yeah, and I was getting about $350-$400 a station. They take me about 2 hours to complete using my surface cleaner by myself. I never did windows, but this year I am offering that service.

That's great, 2 hours and 350-400 does not seem bad if it is on a monthly. The window cleaning thing is great if you know what to watch out for, don't get caught up in the entire business.

The beauty of it as an add on service to power washing is that all the bad aspects of window cleaning don't apply to a property like a gas station or a bank branch. If you avoid heights you don't need a ladder, tie off safety equipment, lifts, insane insurance premiums for falls, water fed poles and filters, fall arrest training etc. You can literally add this service for a $200 investment. with a good window mop and belt buckle bucket and soap, a good squeegee and a scraper and some towels.

A service with no overhead is a magical and mystical thing for a PW, our industry seems to never stop spending money on equipment. Myself included!

My friend who I mentioned earlier cleaning the banks doesn't even own a ladder taller than 7' Am I jealous???? Only when he asks to borrow my 12' Featherlite!
