Washing a 16x16 deck

So I have a deck to wash this upcoming weekend. It is a stained deck and the customer wants me to wash it so that he can re-stain it. I was thinking to just use ebc to wash it? Would another chem do a better job? I appreciate any input. Thanks.

What stain is on it?

A light 12% and soap mix should work if they are re staining.

Thank you Shane. I was thinking a 12% mix would do the trick but I wasn't sure. Thanks again.

I agree with Shane regarding just cleaning. Two most used ways to clean are using either an oxygenated bleach or a chlorine bleach solution. This is the general answer to a general question. We 99.9% of the time only do complete jobs where we also do the coating. Here are the issues. if you clean or strip a deck and they re-coat and it fails you will get the blame. Homeowners will not blame themselves for not coating it right. most the time they don't even know they did it wrong. Guess who get the blame either directly or to the neighbors? If they clean it and ask you to stain most of time they did it wrong and probably just used a pressure washer and water. They hardly ever use a brightener and when you re-coat at it doesn't look consistent or fails again you will get the blame. I try an keep my company out of these situations. If you do this make sure the customer knows you are not responsible if the coating fails or that at the least, you cleaned properly for re-coating.
The question is really too broad though. Is there an existing sealer or stain on it? What kind is it (manufacturer)? Is it oil or water base? How much mold and mildew? I would also recommend searching some of the old posts if you haven't already. Good luck with the job!

Thank you so much Everett. I have until Saturday to do this. I will call the customer and ask more questions and explain a little more. All I know about the deck is that it is stained already and that he wants to re-stain it. My job is to just clean it. I wish I knew enough to offer him the whole treatment but I am not there yet. Thanks again for the info. The fact that I even have this opportunity is do in part to the professional advice I get from this priceless forum. Thanks again.
