I got a call yesterday from a property management company from L.A.
He tells me he needs a quote on a former old navy clothing building. 11,000 sq. ft. He wants the whole thing washed.
Building is in my area . I told him I could get over there this weekend to take a look and will be emailing him a bid.
Two hours later he calls me back up and said he spoke with his lawn service provider and the guy said he will clean the whole building for $100

I started to laugh, he did also. I told him he will get what he pays for. And I look forward too him calling back to have it done right.
I plan on emailing him a bid along with my info.
Any one have a good photo of damage done to a building from a pressure washer? I would like to send him one.

He said for a hundred bucks let's see what happens.
He actually seemed like a cool guy on the phone.
I told him thanks for calling me back and that he made my day because I haven't laughed that hard in a long time.
I wish I could have recorded the calls.

I know what's going on, the landscaper does the Maint likely on the entire property. When the pm asked him about this he likely said he doesn't do it. Then the pm said don't worry getting estimates from others. That's when mr landscape became building wash guy. He doesn't want to risk loosing the monthly walk cleaning you failed to ask him about.

Don't ask me my price on the building if I had the 13,000 Maint contract from this pm. He also has at least ten more.

Always more to this than meets the eye.

Chris when you get a call about one timers. Always ask about Maint. Ask is the investors coming to town, did corporate call from the store. What's the need and time lines.

Yes pretty funny call , I hope the guy fails so you can get another shot.

Doesn't make sense, the cleaning will come out if old navy's deposit then. Owner doesn't care because it's not his part of cam.

I agree on the deposit. But the pm wouldn't have to show what he paid.

I may just shock him and do it for free.

I had that happen to me this week also.Went and looked at a 10,650 square foot building.Gave a price on site,emailed info to there office was to start on it this coming Monday morning.I drove 70 miles to look at this building.They called me back later the same afternoon and said they had someone that could clean it for 350 bucks and the could do it the same night.I hate it when this happens.

I am very interested in your posting. Are you talking about 11,000 Sqft of floor area or 11,000 sq ft of wall or sidings area. this calculates out to 110 sq ft washed for a dollar. I get the feeling that the lawn guy priced it based on what he would charge to cut 11,000 sq ft of grass sitting on a ride on mower.
 
Did a bid yesterday at a car dealership. Flat work, building wash and some stalls. Service manager was cool and everything and appreciated me coming by to peek at the work. Anyway as he is giving me the "tour" of what needs to be done he mentions that we are up against the company that washes or I should say rinses off their cars in the lot. I chuckled and said, you mean the company that uses cold water and has that HD machine on the back of their pick up? He responded, "Yep that is the one....you know them?". I just shook my head.

I was told the building is 11,000 sq ft
I haven't been bye there yet. It's about 30 miles away.
