Hey guys, I hope business is well with everyone.

I just had a quick question for those of you experienced in commercial pressure washing..

When you cold call apartments... do you guys buy lists? I feel like using Google isn't really efficient..

Just curious as to what you guys do to generate sales as efficient as possible!
 
I agree with Courtney. Cold calling, walking in, and starting a relationship with management. Respectfully asking to get set up the food chain. If a regional director makes the selection, then ask for the regional Directors phone number. Just remember that apartment managers have notoriously short tenure many times. Keep going back and create top of mind awareness for your company.
 
Funny enough, I feel like each niche is a little different!

But absolutely, I feel like Face to Face is absolutely more effective than any of them if you can speak to someone just willing to listen (Even if at first it isn't the decision maker)

However, I find it hard sometimes to get ahold of the decision maker... That's my challenge. lol
 
Every niche is different, never called anybody for work, they all call me. Easily half of my customers I have never met in person, I just get called, do the work, and email the bill. Again I am in a niche market, not a good way of doing things for buildings or concrete I would say.
 
Yep, find the decision maker for the community. Most likely a regional who's office is elsewhere.

Google apartments (city)
Make a list yourself.
Categorize them by management company then find that company's office and that's where you'll find the decision maker.

Build a relationship with the decision maker and IF they are going to clean they'll use you.

Apartment associations are good if the decision makers are involved.
 
Chris that's a great answer. I was doing that but what I found was I still had to do a lot of cross referencing. I realized recently there is no shortcut to success. You just have to put your head down and plow right on. Thanks for chiming in!
 
Luis, im currently in the same battle. Im spending hours trying to find contacts, phone numbers, emails, etc to these HOA's, and property management companies.

if it was easy, everyone would have it. (even tho i constantly catch my self saying, "how in the **** did those guys get that job" based on their apearance, equipment, and quality of job.... frustrating)

Associations. SPOT ON! There's a minority association I'd like to join and there's a few other ones related to some of my niches... man...

Without PWI, the UAMCC, and the help of my brothers in arms, I would not be where I need to be. You guys rock!
 
And I won't lie... the Fact that DJ is making a blog post on this topic is exciting for me.

I am definitely eager to hear what his thoughts are on this.
