It's dirtier than the pics show. Lots of bugs and webs and do dobber nests. $3363 is my low bid, but I think your right getting around the $4k mark.

Chris, we do a lot of big houses. How many men on it?

2, I'm thinking 1 1/2 days. Probably 3 by myself. Wouldn't be so bad if it didn't have all those levels with decks on each one. Plus 3rd is access from home only or ladder from outside. $$$

Sometimes on big projects it does help to think about how much you need per day. I was thinking 2 days of work with a two men and two sprayers so whatever I need to make per day x2 might be how I'd price it.

Not high enough....IMO.

Also IMO, I disagree a little with DJ. When dealing with the affluent, at least the ones I deal with, they want to more about your experience and how you are going to keep from damaging there property. How are you going to protect their landscaping, outlets, TV's, Bar area, etc etc. They like a detailed proposal, explaining every step and process.

I only give one price, the grand total. You line everything out with a price and they MAY want to start nit picking it. When they start doing that the job ends up taking longer. For me it's all or nothing.

On a separate proposal, have a 6 month and 1 year maintenance proposal for them. They'll probably go 6 months if they have cob web and dirt robber problems.

My experience is these people buy on TRUST, not a deal. It's all about presentation. And I think it will take a little longer than you anticipate. Or at least I would.

That rate of 4k is a lot for 2 days work 2 men, but 32 man hours at your low bid its 100 an hour which in my opinion is not enough. It is what it is. but I think there is 3 1/2 days there for me, so in my case the 4k works

True! My final bid came out just over $4300. The way I see it, I don't want the job that bad. I could do 10 easy houses in 3 days and make the same money or bust my ass on this one hard job for 3 days. Also this won't be a recurring job, they are putting on the market. We will see, bid is in!

I'd have bumped it up to $4800 and then gave a multi service discount down to $4300.

I agree with Doug and in those type neighborhoods with you truck or trailer out front you pick up more business.
