hey guys, I've mostly done residential work but today I was approached by a property manager about cleaning the sidewalks at a strip mall. They are unhappy with the company they have been using and even told me what they are paying. It's just shy of 15,000 sq foot of sidewalks 2 maybe 3 times a year. They are paying $900 and want me to bid it. My question, is .06/sq foot the right price.
 
1 large strip 7500 sq/ft, 1 strip across the road 2000sq/ft. Sidewalks around a office 2000 sq/ft 800 around a burger King, 2800 around retail buildings. Will be a little moving around.
 
What was your impression of the work being done? Honestly, was it crap quality warranting a search for a new provider? If they said they are only doing it 2 maybe 3 times a year chances are they're only doing it 1 maybe 2 times a year. They may have lied about how much they pay currently to get a lower price out of you.
Personally I find that price a little low.... But if you can make it work then go for it. Try giving them a price (higher) for a one time cleaning, a price (midrange) for biannual cleaning, and a price (low) for a quarterly cleaning.

If it was 1 big chunk and not so many sections, I'd probably take it for that price
 
The work certainty wasn't acceptable in my opinion. He had been using a wand not a surface cleaner. I was thinking of bidding $1200 the first time and then doing like you said. Offering a lower price for quarterly contract.

Sounds about right. We have one time a year contracts from .08-.20 per sqft.

If you can maintain it at .06, there is good money to be made there, not to mention the great relationship you have to build. That said, they probably have even more work for you, all you have to do is ask for it :)
 
Well I did get the job at $1200 twice a year. Thanks for all the advice
