Hey I'm working on pricing a shopping center. I think I'm fine on my sidewalk surface cleaning price. But they want the front of the building only under the canopy's cleaned too. I've got about 13,200 sq/ft of sidewalks that i priced at $1056.00
As far as under the canopy's i was thinking $495... This will be only twice a year and this guy manages 4 other property's in the area. is my building wash price about Par i feel like it could be high? Any input would be great thanks in advance.

I come up with 9360 sq/ft of store front that would be getting cleaned.
 
Numbers sound good to me. Truth is, you can always land everything for more. All that matters is you build a relationship with your contact. Focus on making him feel like a friend and you will be fine. You want to make him feel like you care about him and his property and you will always be there for him. More important than numbers is the relationship. Try to take him out to lunch.
 
I would say that's a pretty good idea, however the PM is in Ohio and i'm in Maryland. I guess i could offer if hes ever on site visiting a property.
Maybe send this one in at this price and go for a little more later on another property....

Thanks for the quote at a quick glance I believe this is more than we have paid in the past however I will keep this quote until spring when we contract for this work.

thats the email I got back this morning. Any suggestions. I do know their current vendor is not doing good work and the GM of the food lion is unhappy and has complained.
 
Hey get permission from the Food Lion to do a live demo. Record it, take it to the PM get them to watch your video. And watch what happens, wait for their reactions go from there.

Actually....Yes......You see after 1st contact we have already established we will not be the lowest bid, we have already established the "Value" in choosing our Company over low price etc.....After all of that we were to receive an email complaining about low price???? Sorry this just isn't our customer and I don't want their business. We look for customers that look for "Value" over "Lowest Price". They want quality & dependable service at a reasonable price.

Even if they don't go with us after receiving that email.....they'll remember it when the lowest price guy comes in and screws up the job.....and yea, they call us back to do the job no questions asked.

I believe people lose sight of the fact that Customers aren't doing you a favor by choosing your Company.......You're doing them a favor by accepting their work and doing it correctly.

Here's the PM's quote..."Thanks for the quote at a quick glance I believe this is more than we have paid in the past" here's my question....Then why did you call me? Why don't you call the other guy that did it so cheap?.....Because he priced himself out of business???? Because he did crappy work????......Hello?

Bad move, your getting in between her customers.

I would not have gone that route.

Let's lay a hypothetical thought, suppose the relations with food lion goes higher up the chain and the Gm now gets fired?

I only speak from mistakes I've made.

It's never good to talk poorly about your competition even if it's quoting another.

Keep in mind you just said the pm sucks because someone else said the service was poor.

Take a look at Lani advice. The demo never says anything but what you can do. A photo worth a 1000 words a video will leave a lasting impression talking all by it's self to draw the conclusion you are great!!

I never really thought about it that way Ron, and i can see how what i said could come across in a bad way. Any advice on what i could do from here? Still do a video and send it over or just let it go?
 
I agree to never bad mouth competition. The trick is to point out the benefits of using your company and the quality service you offer without mentioning the competition at all. At this point, I don't think you want to email again and start stumbling over your words.

Eric, there is SO Much work out there. I would not sit around waiting for this 1 PM to email you back. Pretend you are single and on the prowl, you are not going to sit around by the phone and wait for the girl that you gave your number to to call are you? Of course not! haha

You are going to be moving on to the next one! That is the same thing here. Get out there and knock on doors, make that phone ring. Follow up with this PM in a week see how they are feeling. I would constantly contact them put them in my CRM and follow up. But lets put it this way, there are THOUSANDS of properties in the sea! Go fishing!

I totally agree with that Ty.....Also LX90 didn't talk bad about current vendor, he relayed what the GM at Food Lion (used his name, right on) said about current vendor service. I agree with not talking other vendors down, but I see no harm no foul in repeating a statement from a tenant.....and I'm sure the PM has heard this before hence search for a replacement.

Yep, never count on a job coming through.....ever....don't worry or think about it....get out there and keep getting it!
 
Wait a few days and create a flier with pics of your work. Make it look as if you are sending it to all your email list. Offer a discount on your services until the end of March. I use Pages App. The discount might get the work
 
I would see when the next scheduled cleaning is with their current vendor and then schedule a live cleaning demo a day or 2 after that scheduled cleaning. This way the PM can get a side by side comparison of work from their current vendor to you. I agree with what the other guys are saying though. As hard as it maybe to do at times I never talk bad about my competition. I focus on my own business.
