Nasty Dumpster area

Ok Guys and gals. I have been doing this for 10 years and have cleaned many of these and had good results. BUT! This one is extremely bad. No one there knows how long since its been cleaned as it just changed owners. The walk won't be an issue but the oils in the actual garage area or thicker than I've ever seen. And a lot is dried up and crusty. I used one of my ring picks to check depth and in some spots its over an inch and most areas its at least 1/4 to half. Usually I apply a heavy, hot dose of degreaser in these areas and let it dwell for quite a while and usually have to reapply one or twice if its really bad. I use a sodium hdrox base degreaser and have heard from some that animal fats like these from fryers etc react better to Sodium metasilicates, or potassium hydroxides? Any feed back. I was even thinking about using a large torch to warm up some of it and scrape some of it up when it softened. I don't think in that state it would be real flammable with all the contaminants. Has anyone ever tried that?

I'd use a long handled floor scraper 1st to loosen the worst of it, then drench it via a plastic watering can with straight caustic. Then go & have a coffee for 20 minuets. Come back, scrape some more, then hit it with a turbo & hot water. Good luck.
 
Thanks for replying Mick. I must've ticked off someone on this board, I don't ever seem to get hardly any replies when I post. Thanks for yours. I was thinking about the same thing. Customer approved the proposal. I bid it on an range scale , told him from $750 - $1050. I think its worth that amount, its going to be messy.
 
Ya thats pretty nasty. I would doubt you are gong to make that sparkle so set the customer straight and let him know that. Once you both are on the same page you can get to work. I would charge more than $1050 I have never dealt with anything like so i would think maybe $1,300 $1,400, and even that sounds cheap. Oh yea get with Russ Johnson he will have the product and the know how to handle that job.
 
Yeah Thanks Junker. I did tell him up front that the results may vary but there will definitely be an improvement. I have cleaned several of their stores and always have impressed them but for this one i did tell him to keep an open mind due to the amount of build up. After I bid it I did second guess my bid even at the high end of $1050. I will post afters when i get it done, thats if i had decent results LOL

Yes we used some of Russ Johnsons WD25 from Southside equipment. Also used some proprietary product. Both did a great job. Has to be a LYE based product (sodium Hydroxide) to break down that thick layer. I liked the surfactants in Russ’s products, gave it a lot of cling. Had to use both products on the strong side and let it dwell longer than normal but the results were great and the customer very pleased. We also did some hand scraping in between applications but the product and hot water did the majority of the work. This is a franchise chain and I do a lot of their stores. I was called several
years ago when the guy they had couldn't get the job done and I did.
