how do i wash a house and how much should i charge?

ok so here I am day after day looking through these threads and almost like clockwork a new guy comes and asks a question like , how much should I charge for this ? or how would you clean this ? Now don't get me wrong everybody's gotta learn somehow and somewhere. But have you ever gone and looked at their websites ? What the heck do you have a fancy website telling everyone that you are the best in town when you cant even price a deck wash or even know how to clean a building ?
 
I also wonder about these people. Seems to me that the website they put up is VERY misleading which says much about their lack of moral values which in itself constructs a trust issue! I spent 6 - 8 months researching this industry by reading the boards and taking notes and making some phone calls to veterans before I ever got my first job and even then was honest enough to tell people that I was pretty green in the business. But that honesty is building me a pretty good business! Some people just don't get it. Most won't last!

Are you on Facebook Steven? It is 100 fold. The last two months it happens probably 20 times a day. "I just landed a giant house wash, how do I do it?" Then the next day they post a pic of the damage they caused and ask, 'how do I fix this?"

Pricing is so subjective- one size doesnt fit all

what works for me (pricewise) may not work for you even for the same job

There are other contractor forums that do not allow any pricing posts or responses

Maybe we should follow suit- Public does view these and to me comes off as unprofessional seeing those posts

Mike I couldn't agree what you more. That's why I think questions regarding what to charge are funny. What I get for a driveway would be different from Ralph even though we are about w hours away from each other.. But some people don't understand that.
 
Well being new to the industry ill give you my side. While i understand and agree what has been said about the different variables that affect pricing. It can also be a good thing for the industry to at least give a ball park number to someone asking. If a new guy comes in and is low balling with out even realizing it then it would help to let him know that he can get more for his services. That way as a industry we all get top dollar for our work.
Im still working on my pricing, definitely not low balling but trying to find a middle ground so that i can get a few jobs under my belt while still making money. It sucks having bills to pay and someone telling you they wont pay that much but will only pay this(a lower price) and you really need the money. Ive been standing my ground on my prices but it sucks to have to walk and know that someone else will get the job for that low price.

I almost walked a way from a estimate today because the guy wanted to haggle over 25 dollars. In the end I got my 450. but hey I need all the money I can get out of an hour and a half job Right?

Nice website by the way. How many technicians you have working for you?
 
Facebook is the wild wild west and is best not to give an opinion . If you do become relevant on Facebook you start to get tagged and the phone calls start . I have two buddies that are getting hounded . I have found it best to be irrelevant and give almost good answers or the wrong answer and watch. No one understands chemicals , practices , or does testing . They understand Brands ,photographs ,and who might be able to give you an answer without delay!

If you do give an astute answer out of the blue ? its like who are you ?
 
Donte i agree with you on what you said about pricing. Buy unfortunately what one person says on here in a sifferent area is different then your area. You can ballpark it on pricing all day long at the end of the day your price should reflect what you need to make after all expenses. Their is a guy in my area licensed and insured advertising for a whole house wash for $150 that includes roof, house, patio, driveway and sidewalks....i cant compete with that at all. Alot has to do with what people are pricing in your area. Its unfortunate that the lowballers are making it harder for us rwgular guys.

My price was evidently too high yesterday for a front of house only. Told me she has a handyman that could do it she just wanted to know what a "pro" would charge. Told me shes a Realtor and could give me more clients if i lowered 15%. I was already at a low price so i probably wont be hearing from her. Being owner/operator means you have to be a great marketer, salesman, and back it up with the quality work. Its a lot or work but look forward to being able to have a larger operation.

Right now its just me, my self, and I. I have a relative who does some of the legal, and office stuff for me so that helps a lot. I just started and its been really slow for me. About to start split testing marketing pieces and try to get a few more calls.

I know different areas have higher or lower but it can still help to have a general idea. Like i have haven't bid commercial yet and even though my over head is lower than some, i would still want to get top dollar and not low ball.
Being in Houston i know all to well about the low ballers. Just starting out im having to explain my price, and add as much value as i can to customers. Even prospects living in 400+ thousand dollar homes want their driveway washed for 50 bucks.
 
If i had $1 for everytime i was told "well i have someone who can do it for cheaper" i could actually afford to take my wife on our honeymoon that was supossed to be 8 years ago lol. The last person that told me that said they got a quote for a $30 driveway cleaning. I didnt want my response to come off as rude but i ask if you got that quote before me then why are you calling me. I wanted to ask if they really wanted something cheaper then $30.
 
Back to the variables,.variables are not only in the job itself,..or the area for that matter,..variables are impacted by your own life and what you want or expect out of your service. "Lowballers" are so called because they do work for a cheap price,..but that doesn't mean their work is "cheap",...many guys who do this work are retired from something,..or do it on the side for extra money,..and THEY can do it for cheaper than us full timers,..but it doesn't necessarily make them hacks or lowballers,.what it does do is keep them busy,..and that is their goal,...and by doing this and doing quality work,..they are building up clientele,..which is VERY important in this and other service jobs. Yea,..it sucks to compete with that,..but you have to worry more about your own business,..not theirs.

Anyhow,..point is,.and I've said it ,many times over the years,..charge what you feel the job is worth for YOU to do it. If you go by others' standards,.it may or may not work out,..but if you use your own standards it will likely work out.

I seen above where the someone bid a job for one price,..but the customer wanted to pay less,..and now the guy is worried he's not gonna get the job and would at least like "some" money outta' the deal,..so to me,..you over priced it according to your own standards to begin with. Just price according to what it's worth to you to begin with. That way when you get turned down,..you can at least feel good knowing you couldn't have done it for any less. Nothing wrong with leaving money on the table,..so what,...as long as you got what you deem as your own needs,..and that customer will likely call again and now be a client.

Jeff you are 100% right on everything you said except people ices pricing if they dont get the job (imo). I bid some jobs that i did not get and most of them were my lowest price. At the end of the day i never worry if im going to get the job or not because my most of my prices are not top dollar but a fair price to cover my overhead and for me to make a profit. It boils down that some customers will pay and some want the lowest price but dont realize the work involved and chemicals, overhead etc. Thats ok because its not their job to think about thats kind of stuff.

....i'd try to get into some high volume house washing any way possible. I joined here in 2003.. and there's fragments
of some of my old post here, about the infamous $99 house washing special. I laugh now at how green i was back then.
Over the last 13 years I'd say i've washed over 700 homes since 2003. I cut my teeth on the $99 house washing special.
You need to learn how to wash a house before you can command the going rate in your town for house washing. I was real lucky I never really damaged too much. Yea..I made mistakes.
i always fixed them .. Yea I cussed and screamed alot under my breath. If you're just starting out--get out there and wheel and deal. You have
to get some experience . It takes a few years to get good. Get the phone to ring anyway possible. Land the job any way possible. Don't mess up !
