Service Agreement/Proposal

I've been all over looking for proposal sheets and service agreements, for commercial and residential. I've compiled and attached a word document of what I've seen on a lot of websites. Is this too wordy/overkill to hand to a potential customer? View attachment generic contract.doc Many of the contracts and proposals I've found on the forum are pretty slim. I certainly don't want to scare anyone away from the service because of all the warnings that are listed in the ones I've read online. If I was to read that, I'd be a little hesitant.

Also, I've got a few apartment complexes in the area that are owned/managed by out of town companies. It would be a little difficult to build a relationship with them, so I was thinking about sending them a brief letter introducing myself/my service and then including a proposal. I don't think it would be a waste of time since it wouldn't take but a little bit to come up with a generic letter to modify to the different management companies. Any thoughts on or experiences with that?
 
If you send me your e-mail address Tim I can e-mail over the one I've been using for years. It's geared towards pressure washing and it's fairly simple. You will have to change the logo and company information on it using Microsoft Word though.
 
I have found quite a few. This may be somewhat unanswerable, but many of the ones here are pretty short and sweet, vs the stuff I've found on some of the different websites. I just wonder if, like what I posted, some guys are just overly cautious. I realize that we live in a fairly litigious happy society, so I know that we need to use due diligence to protect ourselves. I just didn't see any wording in the ones here that outlined any risk factors or general terms & conditions so to speak. Maybe there's just an assumed risk on the part of the client that goes along with certain services.
