    Stubborn roof

    We are currently working on some roofs on an apt complex that are giving me a lot of trouble. They are tile, pan and top, and they have not been cleaned in their 20 year life. Some are covered with heavy moss and lichen. I've used up to a 60% sh mix with gain and a sticky surfactant and it took literally hours to do a 2000 sqft area. The moss and mold go quick but the dried lichen like stuff sticks forever. I think I rinsed and reapplied 5 times waiting over 20 minutes each application. Any ideas?

    Are you rinsing to get all the lichen and moss off right away? Of so your gonna be a while. It is better to just let it fall off over time with rain. Most moss and lichen arent ready to come off the roof yet after treatment because they haven't decomposed yet. Just spray and then move on. Once the moss has turned white then you know your good to go.

    Probably not going to get any better than that without using pressure to get it off...that gold mold in Cali will not come off with just bleach and soap. Need pressure. Rain won't even take it off.

    I ran into the same issue in Northern California. I thought reading through the boards, spray some SH, let it dwell comes off. I actually thought maybe I was not doing something correctly. We ate it bad on the tile roofs and literally the only way to get off the mold spores is with pressure and clean each tile. No other way around it, saying all this I won't do the clay tile roofs anymore. To much time and the only way to get clean is cleaning each tile individually.

    It is coming off, eventually. It is taking at least 4 times the typical amount of mix. We have been reapplying daily. Plus it's at 50% mix. I have gone through 450 gallons of sh so far.

    These tiles couldn't take any pressure I don't think. I tried a section and it went through to the concrete. I was trying to use the least amount of pressure I could to get it clean.

    Thanks for the input on the California gold though haha. I hope I don't ever meet anything worse!

    I guess you can easily remove these stubborn stains from roof by using pressure washing services. Pressure washing services is the best and ideal way of removing dirt,grime and other stubborn stains from hard surfaces.

    Yes in Florida most do not realize this is the only way to remove. Parts of Southern Cal same thing. I ve talk about this with many contractors Jeremy Jennings and Larry Millete
