Roof Pricing

i usually eye ball them and guess as to how long i think it will take me first then i do the square ft of the home and figure by that and add from there ...... kind of the old redneck way but i get pretty close without all the ciphering

SAME HERE RUSS, I CAN EYEBALL THE SQUARE FOOTAGE WITHIN A COUPLE HUNDRED ON MOST. YOU CAN'T JUST HAVE A SQ/FT PRICE WITH SO MANY VARIABLES. I HAVE TO CONSIDER THE PITCH, GUTTERS, PLANTS, DEBRIS REMOVAL, ETC....
 
15 cents a sq ft for shingle is about right in Florida.
Chemicals have drastically increased, as have costs for Gas, labor, etc.
So, lets say we have a home of 2000.00 sq ft heated area with a 2 car garage, standard pitch ?
Do not forget to ADD the 500 or so sq ft of the 2 car Garage into the equation ?
This should be a 300.00 to 350.00 job.
NO "discount" for a 2 story roof either guys. :eek:
WHAT is your life worth ?
Charge for non standard blow offs, and charge for blowing out gutters.
 
Most here in the Tampa area have raised their non pressure roof cleaning prices to reflect the increase in costs.
A couple of years ago, shingle roofs were being done here for as low as 10 cents a sq ft.
You do not see this much anymore.

There still are pressure washers pressure cleaning roofs in my area with high pressure and surface cleaners.
Many of these Pressure Washers flat LIE to the customers about the amount of pressure being used.
They like to tell the roof cleaning customer, "We use no more pressure then a Garden Hose, or a good rain". :D
It is amazing how many unfortunate customers fall for these lies.
All to save a few dollars too :(

Roof cleaning is being priced that low?:eek: I know of carpet cleaning companies charging 50 cents per square foot...and they don't risk their lives on a roof!
 
Here in NOVA (northern virginia) I appear to be at the forefront of this industry. Google me and you'll see Culpeper Roof Cleaning (not the name of my company but, oh well...) No one is marketing as hard here in NOVA, as I.
I believe it to be a true niche!
...and I thank Mr. Tucker and those in this forum for their free advise and willingness to share the techniques that have gotten me started.
That being said...I do not measure sq. footage, i do flat rate:

Rambler: $300-350
Colonial: $400-500

I've done custom homes for $600-$800
 
.15c / Sqft for Asphalt shingles.
.20c / Sqft for concrete tile or slate

Then, I charge a little Xtra for gables.

Roofs are either Walkable, somewhat pitched, or steep. For walkables I multiply the SQft by 1.2, somewhats by 1.3, and steeps by 1.4.

2000 sqft living
+500 garage
x 1.3 for a somewhat
x .15c for shingle

= $487.50

And definately no discount for 2 stories. And I charge more for 3 stories.

Doing a 5800sqft somewhat walkable 2 story, w/ 3 car this weekend and im charging $1,300 roughly.
 
I just did my second roof (used the apple sauce) and I got $600.00 just for the side of the house that faced the street.The owner just wanted one side done for curb appeal.It was about a 2500 sq ft house with a steep pitch all flat though with no valleys or crazy angles.

The crazy thing is I didn't want to do it and tried to sub it out to a different guy and he priced me $1110.00.He said he charges 10% of what a new roof would cost and thats how he sells it to people and this guy stays busy.This is for half a roof!

Not many are priced that low, and the ones that are do not last long in business.

Steep roofs also use more chemical.
I would like to personally kick the you know what of whatever idiot started the "It's a two story, so it only has 1/2 the roof surface" pricing.
Or the "Only Part of my roof needs cleaning" BS.
I like to tell customers who have a two story "Mr Customer, I am not charging you any more because it is a longer Fall from your 2 story roof.
We just charge a little extra for that sudden stop at the end of the fall ":eek: :eek: :eek: :eek:
 
I tell the ones who only want part of it done that if I only o part, that it voids the 2 year warranty, because we dont really know what has already started to grow that you cant see, and I dont include the gutter cleaning. They will usually spend the xtra 200 bucks for the warranty and gutters. (ps. we do gutters anyways to help the watr/chems flow to the right spots.:D :eek: :D )
