JL Pressure Washing
Look at these beauties. Great concrete cleaning:eek: This is a property that when I was asked for a quote from the Property Manger, the head sales person of the property said our quote was to much and they have someone that washes for them. The PM told them OK and I didn't get the job

The property consists of 1 large 4 story condo building and 4 smaller 3 story condo buildings

Before this hack screwed up the concrete, they called me and said they needed the front of the 4 story building done by us, because their guy cant reach 4 stories. We went and did it and made easy money


Then I get a call from the PM again and she says their guys a joke, just go give a price for everything. I figure I'll go look at the job again, because several months past

Well this is what I saw......The concrete at the main entrance totally screwed up (See pics) NICE HUH? The 4, 3 story buildings he really didn't screw them up , BUT!!!!! from about 10 feet up, I guess he couldn't reach the up over 10 ft, its all still moldy and dirty

I gave a price 10% higher than my 1st bid. The sales person said WTF, PM told her, you want cheap or you want quality.

WE DO THE JOB THIS FRIDAY and the concrete, not a damn thing we can do about it and I wouldn't even give a quote on it

Someone had fun with the old zero tip nozzle.... I have done a couple where someond tried to clean it with out the proper equipment.. I would Clean it with your surface cleaner as usual .. and if you are asked tell them the last guy made rips thru the top surface of the concrete.... You might ask
Carolina Pressure Wash They are really good and they have some great ideas how to fix concrete problems... but to me it looks like they may need to have the concrete resurfaced...
 
Come on Jeff tell us the truth, you got carried away with your 0-degree tip for just 5-minutes. Come on come clean!!! Hugh
 
I stopped in at a large apartment complex yesterday to ask about cleaning their buildings for them. I was told the same thing as you Jeff, they have people on staff that do it. I should have taken some pics because most of the buildings had mold and mildew on them and almost all had dirt on them. People must have very low expectations or are just plain ignorant of what a professional company can accomplish. I did send a follow up letter. Maybe in the Spring I'll go by again.
 
i spoke to someone the other day from a big chain food store. they had just renovated about 8 months ago, stucco/dryvit very light color. there sidewalk was horrible, gum, etc. he told me that they have one of those electric pw and i saw where the conversation was going.obviously they are not using the pw and also it will not reach to probably mid point on the building.
my point being, how could a co. spend so much money for renovation & not take care of it.
 
Upsell an overlay. They REALLY NEED IT. And it would make the property much nicer looking. But, it sounds like they are too concerned with price to spend the extra cash on an improvement.
 
they are one of the biggest food chains around here and don't even want to keep the exterior of their stores clean.
 
Spirograph was fun but not quite as fun as my trusty lite brite... or my sisters easy bake oven and those delicious cakes,,,, ( that were usually raw or burnt.. I still have my light bright , spirograph, lincoln logs and my erector set... My dad even still has my BIG WHEEL in the attic from like 30 or so years ago..
 
Jeff.. when we wet sand blast stuff like glue or epoxy,we somethimes leave small lines like those in the photos, people don't complain because their happy to get the crap off the cement .After its dry we apply a sealer which darkens the overall apperance somewhat masking the lines. You may want to try a little test. If it works, your a hero again. Dan Cosgrove

Jeff, could I have permission to use these in my "Bad Contractor Pics" folder to show people that they get what they pay for? or online on my new site to warn people?


I would ask Celeste, she can do some amazing things with concrete and could make that whole area look like something else but would have to be maintained with a true professional to maintain the quality look and make it last (you are locked in here or work is not guaranteed to last because of what happened to it to need the overlay). I would give here a call if she does not see the thread.

Now thats a good one.... I was looking in the attic after all this talk about spirographs and such and I found my old 250 n 1 electronic project set from Radio Shack too.. Remeber it's got the springs on it where you connect the colored wires to all of the number springs ( resistors , capacitors and such )) Man I had so much fun when I was a Kid.... I even Think this Christmas I am going to gewt my daughter to help me put my Lionel Train Together..... I have a friend that is 61 years old and his wife has tried throwing all of his old toys away many times , but he keeps them locked up in his shop.. It is a shame that kids today are so in too seating behind a computer for hours at a time or playing video games... What ever happened to the good Stuff Like The Chemistry Sets, and The Cox Planes on a String,, and the Spring Net that you would throw a ball into and it would come back to you at a greater speed and level you flat..The best being the Erector Set with the Motor.. I built a small car one time, the motor was 9v (dc) however at 9 years old I thought by plugging it up to the electical socket I could make it go faster.. Guess What .. Yep I set the den Curtians on Fire and shockedf myself,, But I did learn something that day .. Or the time when I was 10 and tried to build a camp fire with Leaded Gasoline...and set the woods on fire behind my house....Maybe Thats how I got intrested in fire protection.. Sad thing is That If I try too have too much fun Now Like I did then I would probably be in Jail..
