fast food parking lot - cleaning and bidding advice

Hi,

First posting here... (2nd if you count my intro post)

I have a job to do at a fast food franchise (single location). The owner is a friend, so we haven't bid the project yet, but have looked at it and done some testing.

The drive thru and parking lot is all concrete - 18k sq. ft. total. The customer wants it all cleaned. Several questions:

1 - what's the best way to bid it (initial clean-up and ongoing service)? I've seen Ron's sample ff contracts - thanks! still struggling a bit on reasonable pricing and service intervals for the entire parking lot - see details below.

2 - what's the best way to clean it?
- There are gum spots (stains) - thousands - that won't come up - even with a 15 degree or turbo nozzle at 3500 PSI and 250 degrees. Maybe not gum?
- There are some black streaks. According to the manager, this is from the employees washing the interior floor and squeegy it out the door and let it drain down the parking lot. When testing those, degreaser doesn't touch them.
- What should be used on the bulk parking lot as far as soap/chemicals? I've read a number of posts suggesting sodium hypochloriate before/after, but even using this, the parking lot still needs about 4 passes w/ the surface cleaner - on the test spot anyway.

Surely I have left some questions out. Thanks in advance for any advice!
 
Like the idea on the sales strategy - keeps the bill from being so high. Every two weeks though? What's a reasonable target for the total yearly expenditure? From what I understand, the degreaser I have is a caustic. It didn't touch it. Thanks!

if it has caustic in it and you get it on your skin and the skin stays in tact its not very strong. :jester:

I mix mine strong, the downstream it with a 12% injector, 30 gallons of mix last a good while and does a great job.:yes4:
 
A little 411 on the caustic, keep a bottle of vinegar with you, just the cheap white kind in a gallon jug is OK. Get caustic on you, rinse well with the vintager first, then with water. I have been using a strong caustic for many years, and have got it on me many times.

Take a little test, put a little s-hydro on your finger tip, rub your fingers together, they will feel very slippery, now try to rinse off with water, they just get more slippery, not put the vintager on you finger tip, caustic is neutralized and your fingers will not be slippery any more.

This was told to me by my chemis a long time ago and has been a rule for us for the last 8 years.
