Cleaning and sealing dock

I hope everyone is well. Below is an email I sent to Mike Hughes, who answered it very thouroughly for me. I really appreciate it Mike. He referred me to this site so I might get more replies from people that have done more docks. Thanks for help.

I hope you don't mind me contacting you this way, I got your email from
the power wash network. I read some of your advice on cleaning and sealing
decks and I hoped you could answer a question for me. I am in Phenix City,
AL and fairly new to PW. Though with all my research I feel like I've been
doing it much longer.
I have a relative that wants me to wash and seal a 1500sq/ft fishing dock.

It looks like a boat house. I was wondering if it is preferred to use oil
base or water base near the water,locally, the main sealer in the hardware
stores is Thompson's water seal, but I'm guessing this is not what most
people are using. Not to sound too ignorant, i understand what it does, but,

what is oxalic acid or citric acid and where do you get it? Hey, thanks for
any advice.

One thing I failed to mention, this dock has never been sealed or stained before. If this helps. Thanks for any advice, and thanks Mike for you help.
