concrete cleaning and sealing

Hello Everyone,

I am going to the V Seal training next month and was wondering:

Does anyone seal concrete after cleaning?

What are the benefits of sealing concrete?

What kind of prices are you charging for sealing concrete?

What are some selling points for sealing concrete?

Thanks for any info and help.

I have seen several posts about sealing on the boards past few days. One thing to keep in mind is that VSeal is a penetrating sealer (read it won't work on aggregate). In addition, you need to be able to sell the home owner on the merits of a penetrating sealant (and VSeal has some unique properties compared to others) over surface sealants. The homeowner can "see" acrylic surface sealers, so that think it is "doing something"; be prepared to give reasons to use a penetrating sealant. Jay can help you with that.

Bump....

What is a good concrete sealer?
What is the going rate for commercial sealing (indoor)?
Do you need it to be stripped first,or will steam cover it?
Water based or oil based
does anyone use a catalyst type sealer?

Good sealer depends on the application. For most applications, a penetrating sealer would be appropriate. Some sealers are "film forming" sealers which do not allow concrete, brick, etc. to breathe. Film formers can trap moistore and cause discoloration.

$70/5er

Most likely needs to be stripped, but truly depends on what you are doing with it... Are you staining it? Acid stain? Is it a MFG facility? What kind of wear will the concrete be seeing?

Oil based

We use a number of different sealers and it truly depends on the application...

I believe that the sealer would be on a concrete surface of a warehouse floor where it will see daily forklift traffic, there are forklift tire marks there that will have to be cleaned so hot water cleaning and degreasing and tire removal then when that is done, sealing, they want a glossy, shiny look.

Any ideas of brands of sealers for this purpose?

Thank You.
