I am scheduled to do a house wash, and wanted to know if there is anything particular to watch out for. This is a Realtor agent that I met prospecting for the sub-division he is representing. He is in a different sub-division for the same group.

If this is what I'm thinking of (looks like clapboard siding with individual, painted boards?) than you need to be careful! They are easily damaged. They are very soft, so will dent easily. I would not use any more pressure than needed...easy to gouge and/or remove the paint.

Other than that, its pretty strait forward! Low pressure is the key.
 
Thanks, what cleaner should be used? I am considering using All-Brite, from Sun Brite. Basically it is a Butyl
 
I make my own, but whatever you would normally use should work well. I would also inspect the house for any pre-existing damage. This stuff is expensive and cannot be repaired - only replaced. I have been trying to think of what it reminds me of and it just came to me - drywall! It dents, scratches, crushes and even looks a little like it. Much more fragile than aluminum siding.

A recent customer had a tree branch fall in his yard. A branch merely brushed against his house and caused big $$$ repairs.
 
The job went pretty well. As always gutters were tough, Black shingles. The siding seemed to have been painted with thin, maybe waterbased paint. Our famous Georgia red clay/dirt was 'absorbed' (?) in the white paint. I could not get it all back to white.

Does anyone have a good solution to this?

I found the name of the siding on a flyer of the subdivision. They call it "HardiPlank Fiber-Cement Siding". To me it is like the clapboard you mentioned, maybe a tad harder. What I did not like was the paint they applied.
