I’ll share one, good one Scott.
Here’s one on the commercial side that people forget. PM’s are very busy; on each property they have someone that’s their eyes. It might be a tenant a maintenance man a landscaper?
This one tip just came up while training the last traveling sales and booth people for my company.
The sales people that have had backgrounds in selling realized that PMS on retail are very difficult if not impossible to get a hold of.
It’s very simple; call them about a problem with their center. Let them know a hose bib is leaking, a tiles about ready to fall off the roof. ECT……
They may or may not call you back but they will remember the guy or gal that called them not only to sell them but be there eyes when they couldn’t.

That could also work on a home owner i suppose...

I send thank you cards to all of our residential customers. It may seem cheezy, but you can get 8 thank you cards for a dollar at the dollar store and they are nice cards. I send a business card with the thank you card and say, our highest compliment is a referral. This has been a key marketing strategy.
