Received my first maintenance call

Question for all you about a call doing some flatwork cleaning at a small commercial location. This would be for me to come by, give it an initial deep cleaning with the possibility of landing a maintenance deal once or twice a month doing the upkeep.

I'm comfortable in my ability to have this place looking great for them, and being able to keep it that way. Pretty comfortable with how I'll price the job too, as so many have offered great advice on here. I may go with, we can wave the initial deep cleaning price, if we agree to have it cleaned XX times for XX months. I'm going to wait till I see it in person, before I talk anything about price.

I'm learning my residential market well (on not getting taken), and I like learning things slow and thorough. Beings this is going to be my first job that has the possibility of monthly or bi-monthly cleaning, are there any major DO's or DON'Ts I need to look out for?

For most of you this is as simple as making a cup of coffee, for me not so much haha. I was looking through some different contracts people use on here, Luke was nice enough to post this one on here which was one of the more recent ones. I know Ron has posted quite a lot on contracts too.
