Scrubbing

Does anyone occasionally come across a house that still needs to be scrubbed? Not quite sure my mix isn't right or if something has changed in the properties of the detergents but it is just not cleaning like it did last year. I find myself scrubbing with a brush on every 3rd or 4th house and my mix is the same as last year. Dragon grip, dragon juice and sh. Not sure if anyone else is have the same issues.
 
Are you using a down stream chemical injector? If so have you checked to see if it pulling your chemical?

What exactly isnt coming out? Mold? Mildew? Algae? Gutter streaks?

There is no shame in having to scrub some houses or at least parts of them,..and it isn't that strange. There are alot of neglected houses that haven't been done for a LONG time,..and simply hosing a simple house wash mix on and rinsing it off isn't gonna give the best results,..it will only look better,..but not the best it can be. Some houses have a "grunge",..especially about 2 ft. under the soffit have a layer of dirt that will not totally come out with a simple house mix. This is grunge and needs to have another product brushed on,..and shazzam,..it disappears. Can be sprayed on as well,..and each job is evaluated for the application needs. Simple "tie" togethers are usually brushed,.but I've done whole houses that were essentially two stepped the way trucks are done.

Porch areas can be this way as well. Running into these type issues leaves few options,..if you want to get it clean. This is when it's nice to have your customers keeping up with their house washes,..once you get this grunge off,..you will likely never see it again,..IF the customer calls every year or at least every few years.

*Maybe you're seeing oxidation?

Are you sure your injector is pulling the same as it did last season? Have you changed any equipment from the injector to the gun(the gun, added any more hose, changed to a different hose)???

Is this problem in a "new area" to you??? If so, Is there any agricultural spraying or possible industrial building pollutants drifting to the homes?

Are the problem areas like Jeff mentioned, From under the soffit area down approx. 18" to 2'. Old Aluminum siding can be a real SOB just under the soffits.

Yes the injector is still pulling like it did last year and all equipment is the same. Under the soffit is the most troublesome and normally have to do some scrubbing. My dragon juice is what was left over from last year but it was kept in the house all winter so it never froze. I do have a new bucket on the way though. Hopefully that is where the my problem is, I just wouldn't think that it would lose any cleaning abilities. I will see if I have better luck with the new bucket. If I do I'll have to say I learned something new this year. Never even considered it.

Never had to scrub anything other than gutters,..Tell us the secret to never having to run a brush on siding,...or use a melamine sponge to remove kick marks or other scuff marks from door ways and/or vinyl railing. The secret is,..you just don't do it.

Tire marks?,..I said nothing about tire marks. You said you never had to scrub anything but gutters,..you gave no exceptions,.... And,.. siding gets dirty to the point of needing scrubbed sometimes, not a big deal. If you've never scrubbed siding in a porch area or under the soffit,..or the top of a vinyl hand rail,..etc,..you haven't done anything very dirty.

Why the hostility bro? Do you sell scrub brushes and mad cuz i dont use them?? Im in louisiana. Yea, our stuff gets plenty dirty! Haha

Jim,

I'm sure some soaps/detergents have a questionable shelf life however, I can't recall any which would have lost their cleaning properties through the winter season unless they froze. Since you stated they didn't freeze, It rules that factor out.

Is there any chance you had any "cross contamination" with your soap/detergent?

Occasionally I have the same problem. It is usually traced back to SH that is too weak(bad batch or old). Temps have a role in that too. Although breaking out a scrub brush to agitate stubborn stains comes with the territory.

I guess I've just never had a large enough area to need a scrub brush but when i think about it, yes I've had some small stubborn areas that ive had to agitate with my fingers

I brush all entrance ceilings after a mishap, not recognizing that it was drywall. Jeremy. Try going over an area you soft washed with a brush. You would be really surprised how much cleaner it looks. Next time you get a window sill that has algae on it. After you think it is clean take a brush to it. Usually for me it gets 1 shade brighter.
 
just had a customer call me back today saying his house looked worse than before?? im freaking out i dont know if its the bleach i used or what but he decscribed it as drying dirt stain. never had this happen before.
