2 buildings.

1st is 1 story walls about 15 feet high. 1st 3 ft of wall is stone, then 6 ft of vinyl, and about 3 feet of drivit up top. Its 225x80 feet. There is 380 linear ft of gutters they want the exteriors cleaned. There is 2970 sqft of concrete walks (almost no gum or oil) and a 12x17 dumpster pad.

2nd is about the same on the exterior walls it's 80x100, 360 linear ft of gutters, 1540 sqft of concrete walks and 1 12x17 dumpster pad.

The stone has about 30 1'x1' patches of effloressence.

The place is pretty clean and only about 1.5 years old.

What would you bid it at?
 
All 4 sides on both, one has regular glass front, entrance doors and windows, other one is a school building, with just a double door entrance.
 
I don't know what things are going for up there. I am in Florida. Do you have any other commercial work or will this be your first? I am guessing it will be since you are asking this question. If it will be your first, bid it to win it just to get the experience. I bid square footage on flat work but I give estimates on time I think it will take to do the job for the buildings. One thing I will tell you is make sure water is avaliable. Don't just look for a spigot. Make sure it works. That really changes the price. I usually give an initial price and a seperate price for recurring there after. If the building is already in good shape then give them the same price for initial and recurring. I am not the most experienced at commercial work but this is what works well for me.

This isn't my first, it was done last year for a very low price and I wanted to compare what others thought.
 
Do you know what the company b-4 you charged? I would like to know how much they charged just to see how close it was to what I was thinking. I have not seen it to really give an estimate but I did have a number in my head I would like to compare. If you don't want to give out that info I understand.
 
Lot sweeping co that does p/w as an add on, they also do damage to concrete as an add on too!
 
We do this place every year, my attorney owns it, next time will be a freebie she's doing a lot of work for me as a favor right now.
