What is the going rate for a premire Garage Cleaning in 2009?

.03 to .05 no recovery

I had a partner that tried to get close to your prices here in Alabama and was over two times the last contractor that cleaned it, I guess we know who got the contract ?


I disagree respectfully. Price is not everything. If you educate your customer well enough in the In's and outs of Garage Cleaning, within reason, you can ask for a higher price instead of just being the low baller in the bidding war.


There were at least 7 Bids for this contract that I am aware of.

Our Bid was higher than the highest bid by over 200 % and 425% higher then the lowest bid. All had reclamation units.

We are in the final stages of a contract approval. Items like start times, stop times. How much area may be closed for the cleaning, etc.



We sign early next week.

In April 2008, some contractors was asking only .03 for Garage Cleaning. They express difficulties in breaking the .03 bearer in their state.

I was thinking 5 to 8 cents I have gotten 13 if they have not been doing regular maint....
 
In 1994 we were only getting about 8 cents a sq ft if we were lucky.

I think the theme here should be education of the customer. This I know is difficult and will take some.... no lots of time.

This is how I approached the problem:


I first went to the state regional water quality control board. Every state should have one. I then asked about the run off in a parking garage from cleaning with --------- chemicals. I then explained how much water was used from the cleaning. Example, we use about 9,600 gallons for rinsing per 65,000 sq ft. we use another 3,500 gallons to clean with and another 50 gallons of chemical. ( These are numbers for this example only).
Times these numbers by 5 levels and thats 13,085 of class II hazardous waste going to the water ways. This would get them " Aroused". I explained that I want to do the right thing for our environment, however if you do not enforce it, I would have no choice in order to stay competitive.

I then went to the Sanitation district where the Garage is located. I would have a meeting with the enforcers as well. An informal meeting. I would explain that I was not here to point fingers, all I wanted to do is whats right for the environment and give them the same spiel.

After that, I would tell them what California is doing as well. Just today I say our newly President saying "California was leading the way in environmental issues".

I was just informed that a fine was issued from a Garage Cleaning Business that did a garage incorrectly and by passed their filter. The fine..... $17,800 (1) day. The company in questioned had to hire a lawyer which I was told cost him another $12,000. To top it off, he did not get paid and he still had to pay the discharge permit of $400.

This is a money revenue for the strapped cashed States. California is conducting seminars for other States to attend to learn how they can cash in on "Saving the environment".

Look it, the business won't comply until they have to. Go to the ones in your state who have the authority to make that happen. It won't happen over night, but it will happen. Our company is proof of that!

Invest in your company, put in some time and research before you meet with the ones who can raise those prices. Let them motivate your customer for you. Build the foundation needed for your service. Get into the political ring, unless you are contented in 3 cent a sq ft.

Our prices are from 18 to 24 cent a sq ft. and we are booked till July. You do the math.

I was reading this thread before I head out to work. Once a company hires a professional to complete their project and that individual is licensed, bonded, insured and the whole 9m yards. Why would it even cut through the hard shell of the owner of the parking garage about the EPA and stuff? I mean, the guy doing the cleaning is responsible at this point right? How would this encourage and enlighten them to being justified to pay the extra dough for his project. If EPA clips the contractor its the contractors problem from then right?
 
I believe now in California if you get caught by the EPA not reclaiming a parking garage while cleaning, both you and the owner of the facility can get fined, I could be wrong but that is what I have heard.

The owner of the parking garage does not want to take a chance of a fine so they are willing to pay more for using a company that can do the job and take care of the waste in a proper fashion.

A lot of areas are not enforcing from what I hear so the price per sq.ft. is still down but once enforcement is in place in other areas, the price will have to go up to pay for the added equipment, manpower, filters, etc...
 
California is now has the option to go after both the contractor and the washer. For years they went just after the washer... problem was the washer went bankrupt and disappeared. Later they found him with a different business name open for business doing the same thing. Now by going after the owners, this seemed to have stop. Owners are asking for references and asking to see if you are permitted along with the workers comp, liability insurance etc.

All States are Chris, some beleive it or not are stricter. Garage cleaning is not regular pressure washing.
 
I agree, while others here think its just wash water.

All that these cheap companies will do is get together for their own round table type discussion and set pricing of what they are willing to pay and stick to it. Not all, but a good amount of commercial companies are about the lowest bid and nothing will budge them. All that will happen is either play ball with them or they will let the dirt pile. I can hear Bahama Mama Obama now. "We need to create a fund that will pay for these type of commercial services because these cars track this hazardous waste back into our environment." In the end he will have us all paying for it through taxes like everything else he proposes.

With some of those prices we would be out of business in Houston. Last year we were getting .07-.10. Already this year I have been as low as .05 and still not got the bid. "with recovery"....It is a joke.
