Hi,
First posting here... (2nd if you count my intro post)
I have a job to do at a fast food franchise (single location). The owner is a friend, so we haven't bid the project yet, but have looked at it and done some testing.
The drive thru and parking lot is all concrete - 18k sq. ft. total. The customer wants it all cleaned. Several questions:
1 - what's the best way to bid it (initial clean-up and ongoing service)? I've seen Ron's sample ff contracts - thanks! still struggling a bit on reasonable pricing and service intervals for the entire parking lot - see details below.
2 - what's the best way to clean it?
- There are gum spots (stains) - thousands - that won't come up - even with a 15 degree or turbo nozzle at 3500 PSI and 250 degrees. Maybe not gum?
- There are some black streaks. According to the manager, this is from the employees washing the interior floor and squeegy it out the door and let it drain down the parking lot. When testing those, degreaser doesn't touch them.
- What should be used on the bulk parking lot as far as soap/chemicals? I've read a number of posts suggesting sodium hypochloriate before/after, but even using this, the parking lot still needs about 4 passes w/ the surface cleaner - on the test spot anyway.
Surely I have left some questions out. Thanks in advance for any advice!
