I Swear I'm About To Fire A PM Company

Soooo.......Had this work scheduled 2 months ago for July. We've worked together on and off for them about 3 years. They won't get on a regular schedule like everybody else, and want service like we're waiting by the phone for them to call. Never want to wash the entire property, just here and there, bits and pieces.....

Then I get this today.........

"Good Morning Guy,
I wanted to shoot you a quick email and let you know that I will no longer be needing pressure washing services this summer as I have a new groundskeeper and we will be completing the work in house with our equipment. Thank you for all of your assistance.
Take care,"

I can fill the hole in the month, of course now I have to reschedule the whole month..........Just Pizzes Me Off!!!

It will be interesting to see if they come back to you when they find their own man does a sh!te job. If they do come back bend them over a barrel and give them a right scr*wing.

But seriously.....you are probably better without.

Sounds like someone has come along and bumped you out. Lower prices offered by new company has pm worried so he is letting you down easy in case new company doesn't work out. They will be calling you back soon.
 
After calming down a bit, this was my response.......

As you know we were confirmed and scheduled to wash the Breezeways & Concrete at ******** the 21st of July. While I do appreciate the advance notice, my concerns are more about the lost time spent estimating, scheduling, and now re-scheduling the whole month of July and putting another property in for that time period......Not to mention the commitment that Pressure Kleen has had to providing ********* with the best possible Customer Service with Professional Results at a more than fair price.


We have bent over backwards to foster a strong business relationship with ********** over the last few years, even going as far as doing work at "No Charge" as a favor for a Regional Director, and going above and beyond on every property we've worked on for ***********. In 8 years not one of our other PM Companies has ever done anything like this....yet ******** has done this not once, but now twice in as many years.


It is now clear that the Respect & Commitment Pressure Kleen LLC has had for ***************** is no longer reciprocated by your Company, so I would respectfully ask that Pressure Kleen LLC not be considered for "Any" exterior cleaning projects and remove us from any vendor list you may have.

Thing is......there is just too much work out there and other PM Companies that we can build long standing relationships with....we do it each week, they appreciate our work and schedule work with us every year, and those are the Companies we want to work with.

I've never in our history had to do anything like this, but............Wasting Time Is Wasting Profit.

No I don't thing anyone else will touch them......they did this last year, I rode by to check, sure enough the maintenance guy was out there blasting away. They have several damaged properties we've worked on and pointed out.

The PM company has actually lost 4 properties in our area......wonder why? Lol!
 
That is a shame Guy, I had that happen to me a couple of times in the past also.

They call back asking how to "feather in" the carved into concrete, stucco, wood and other surfaces that their "handyman" or "in house guy" caused and I let them know as nice as I can that this is permanent damage caused by not knowing what they are doing and they should pay for the damages since they are doing their job, maybe get that person's insurance involved. They did not like that or want to hear that as it would be out of their own insurance and that would make them look stupid.

Damage lasted for a year or longer until that property changed management companies and I lost contact and forgot about them. New company would not return my calls and each time I went by there the people were not in the office with the door locked. After a while I gave up on them as I never got to meet anyone there but I did slide my card and other materials under the door and mailed it to them.

Some of the management companies grow to be great companies and some stay small as that is all they can handle.
 
You know Chris I take this kind of stuff personally, though I know I shouldn't. We really have great relationships with our PM Companies. When they're in a bind, we're there for them. We bust our butts and go out of our way for them....Then to be treated like this??? Totally disrespectful and I feel unprofessional.

It's cool, I've got meetings with 4 new properties today and tomorrow.......We've got work stacked up.......Just hate losing properties to ignorance.
