cleaning painted wood balcony

Hey guys, I have a quote to do this morning and I have a couple of questions. I did a quick search, but didn't find answers I was comfortable with and running out of time.

The house has two balconies. They are wood balconies painted white. The customer wants a quote on cleaning the house exterior and the balconies. The balconies are probably no more than 50 sq ft (haven't been on site yet, so guessing based on knowing the neighborhood).

So, my questions:

1) would you charge extra for the decks on top of the exterior house wash, or include it? For exterior washing, I typically charge by linear foot. If the house is 200 linear ft, should I just quote the price for this and clean the decks as included, or the house wash fee plus fee for decks?

2) I assume my typical house wash (SH + surfactant) with low pressure would be the way to clean the painted wood? Or would the SH damage the paint?

You should charge as much as they're willing to pay. Charge extra for the balconies if you want, but don't itemize it. Just add a little extra in.
 
Balconies don't typically have stairs? Keep that in mind,..because access will be you and a ladder to do the floor and inside properly. Climbing over the outside of a balcony can be a pain and potentially dangerous.

I agree with Scott,..just bid it as one job,....Painted balconies and porches are treated as part of the house. this isn't a typical deck cleaning where the process is entirely different.
