Looking for advice on pricing an apartment complex

I have a local apartment complex that wants their roofs cleaned. Each building is about 10,000 sq ft. All of the buildings total about 160,000 sq ft. They are two story medium to low pitch and about 3/4 of the roof of each building has gutters. About 1/4 of the shingles are really black. The rest are light to moderate. I don't want to give the job away just to get it but I don't want to price myself too high and not get it. Any pricing suggestions from you veteran roof cleaners out there would be greatly appreciated.
 
I approach these kinds of jobs like this:

-Figure out your expected all in cost
-Figure out how many days it will take
---divide these two numbers
-Figure out how much it is going to suck
---add in how much you want to make profit per day
-multiply back by number of days

Submit it and follow up a few days later....
 
We have a lot of low ballers here in Central Florida as well. Like the logo Mike. Its nice and loud.

Im here in Volusia county, I have one complex I do. They pay reasonable and on time. Funny how they got a new maintenance supervisor who is gonna save them millions by doing the roof cleaning as part of his job. That is my lowballer. Its funny how the asst.manager says he like to be the know it all , but the property manager thinks he is the best since sliced bread. Price it right then go down if you want to, just not enough to where you will be disgruntled while doing the job. I used to take every job. Not anymore. Im in the process of bidding a 7000k sq. ft. tile roof. The woman said her lowest bid so far is $600.00 dollars. no way am I doing it for that low. 3 years ago yes. today See ya.
