Need some help! Sealer & epoxy

I have a warehouse that has been newly built ( couple years ago). Owner is a friend that is going to epoxy the entire floor. He was told that he needs to seal the concrete first before applying the epoxySo my questions are:Has anyone ever done this before?I know the concrete surface needs to be rough for the epoxy, can my pressure washer(hydroatek 4.5/3500 250 degree) rough up the surface enough?Is there a sealer made for this application?The warehouse is 6000sqftThanks

Get with Danny Bates he has done these before.
 
Thanks guys, I talked with Matt today and he gave me a lot of useful information. I spoke with the owners of the building and they (brothers) couldn't agree on which they wanted, epoxy or a clear sealer. So I will find out more info and what product they want to use, once they stop arguing with each other. Thanks again Matt
