Pricing suggestions - 48000sf parking lot

Need some input, New construction, 48,000sf concrete over 3 months old wants cleaned and prepped for striping. I'm thinking mostly wand work and not using the surface machine since it is so new. It has a good bit of mud in about 3000 sf. Was thinking of using oxalic to brighten the stained parts. Appears to have good drainage and has good lighting. I'm thinking two nights and 3 people including me should get it. One man will be brooming and shoveling mud while one washes and I'll float. I'm thinking $2800~$3000 or about $.06 per s.f. Never done a lot this big, does that sound about right?

Those margins sound really low to me. But I just bid 12k on 319k ft. Pricing is a weird thing.

If you can get a sweeper in there first it will make a difference on how much mud you will make.

It is amazing how much mud you will make on new construction cleanup, even when swept first.

I was thinking about some new ideas for cleaning up some large areas of new construction concrete when dirt is an issue and won't/can't be swept up first.

I did an area that was about 30k sq.ft. in 2 nites by myself several years ago when I only had 1 rig on the trailer. Your prices are about right.

The more guys you have rinsing the faster it will go, if you had to you could probably rent another rig to speed things up.

Chris you are right on. I just did one last month. 2 guys sweeping, then used a blower, surface cleaned.

You will most likely encounter a lot of concrete dust. So I'd say sweep 2 times then a good rince. But my opinion is dismal because I wave not seen it and don't know more details.

Sweeping first and using a fire hydrant would make a big difference.

Use a fire hydrant. You will be in and out in about 4-6 hours. No need to wand it. You will be pushing 2" of mud with in the first 60'. Rinse and go. They just need the dust removed so the paint will stick. Don't waste your time with wanding it.

Bid 68k about 6 months ago @ .095 go ahead and use the surface cleaner. No way you can wand and be out in time with just wands unless you hit it with a fire hose first. Does the concrete have any type of sealer on it???? Talk to the striping guy he may have some input. Stripe guy and me were both spot on on the price till some "national chain" stripe company came in and did the job for under 4 grand and they said "You don't need that lot pressure washed" so me and the striping guy both got beat.

The "national chain" what right. You only need to clean the concrete first if you want the paint to stick for more than 3 months. lol

No way new construction will pay 68K. You looking more in the ball park from 2k-3k for that job. Fire hose rinse and go.

Over and done and looks beautiful. No sweepers was available and city won't let run off fire hydrant because it stirs up the minerals in the pipes too much. We did it in two nights used a little cheap labor to shovel / sweep the dirt off, did run the surface cleaner after testing for no effluent, rinsed and sprayed oxalic to help with any residual red dirt staining. Looks fabulous, customer and painter were happy and a new maintenance account landed!

That is great that you got it done Pat, I would have guessed 2 nites with about 2 or 3 helpers.

That could open the door for more work with that company, stay in touch with them.

Yep like I said, I have a new maintenance account. Before the owner called me he and his workers had tried to start cleaning it with a little 2gpm machine. Zero tip marks were all over the red clay stains. Fortunately I don't think they hurt the cream too much.

One of my the commercial jobs I just did (storage facility) we cleaned gutters & doors only now they want concrete done too, three sections, two sections are about 10,000 sqft and the other section is approx. 7,000 sqft.. I was thinking .08¢-.10¢/sqft., I do not have alot of experience bidding commercial work. I want to be fair since this is additional work but I don't want to shoot it too low either. I plan to use surface cleaner to save time. This pic is before we cleaned doors and gutters.
