Question for the professionals

Most of the time you can, sometimes it is hard to tell with all the dirt, mold, mildew and algae on the surface.

There can be all kinds of stains on the surface under the dirt that might not come out like hydraulic fluid, oil stains and other stains that have been there for years or decades that are hard to remove.

Sidewalks usually come out great because they are not usually driven over or parked on with leaky vehicles.

That is one of many problems we have down South, nobody seals concrete.

They will spend a fortune on huge driveways but not spend a little bit more to seal them, it just does not make sense to me.

A lot of people think that the sealer is just to help with the people up North with the freeze/thaw cycles that break concrete, they don't think about helping to keep the stains out and keep the concrete in a condition to clean easier and faster.

No. IMO, There are some concrete surfaces that no matter how much you clean them due to neglect, that you are not going to get them "like new". You can make a significant improvement to them but some are not going to look like new again, ever. Drive thrus of busy fast food restaraunts are an example. Ones that are very dirty with heavy oil deposits, grease, etc and have not had frequent cleaning, will be very hard to get like new. The use of a bio enzymatic cleaner that gets into the pores of the concrete are your best option to get these clean and under control. But they take time to work, and sometimes need a couple appliactions. Most restaraunt operators, (not all) but most do not want to pay the amount that is required to restore there concrete to like new condition. As long as they see a difference they seem to be happy, and thats all they really want to pay for.

Many residentail driveways patios pool decks, etc you can get to look "like new" with a house wash mix and surface scrubbing. Again it all depends on the amount of neglect the concrete has received.

Hope this helps
